7 Tips to Real Estate Agent?s Success: Tip #5 Create a Financial Budget

Every business demands a financial budget and the real estate agent?s practice is no exception. Small business financial budgeting is critical given the historically ups and downs of the real estate market place. Your financial budget should plan for your marketing costs, any additional costs such as education and your forecasted income.

Most individuals recognize that a budget improves overall financial performance. Yet, when it comes to a business, many small business owners drop the ball and ignore this critical step in improving their own financial business success.

Projected profit and loss (P&L) are part of any business plan. Actual P&L figures can be found within any completed tax return. P&L statements can be quite complex if the organization has high dollar volume. For the typical real estate agent, P&L statements are quite simple and probably take only 1 to 2 hours per month to complete and review depending upon the agent?s record keeping whether software driven or paper and pencil. These projections should be monthly and followed up with actual expenditures.

A financial budget has 2 categories:

  • Revenue
  • Expenses

Revenue is determined by your products and services. Revenue should be broken down for the real estate person into listings and sales and tied to the marketing plan and overall sales goals.

Expenses need to be consistently measured and managed. Specific categories may include:

  • Staffing compensation
  • Staffing benefits
  • Other staffing costs
  • Dues and subscriptions
  • Marketing (business cards to purchased leads' lists)
  • Management fees
  • Office supplies
  • Professional fees
  • Rent
  • Internet fees
  • Advertising
  • Telephone
  • Utilities
  • Travel ? gas
  • Travel ? lodging
  • Travel ? food
  • Entertainment
  • Education

Having a written financial budget will assist you in keeping within your projections. But, most importantly, a financial budget that you actively review will help to ensure that you are not one of the 40% or 80% who drop out after the first year and will allow you to be one of the 10% who stay within the real estate industry after 3 years.

DIY Steel Buildings

DIY or Do It Yourself steel buildings are self built by owners. DIY steel buildings offer a unique opportunity to construct a building solely according to personal preferences. Do It Yourself is the popular trend in America, the personal identity of a person being reflected in his belongings. DIY thoughts can be realized in construction using steel materials. Steel is a flexible alloy that can be engineered to any type of structure. DIY steel buildings are very much functional since the design is chosen by the user. DIY steel buildings include temporary shelters, garage, storage area, commercial buildings and retail buildings.

DIY steel buildings can be custom designed. The builder can either personalize available patterns or design a new one. Plenty of patterns are available from web resources and manufacturer catalogs, to be modified according to individual needs. The customer has the privilege to add suggestions regarding size, shape, height, area and structure patterns. The color of the panels can be chosen from the available pool. Accessories also can be included according to the client's needs. The custom design pre-engineered steel frame system is available in readymade DIY kits. The DIY kits also include all the necessary subsystems such as bolts and screws for the assembly of the steel building.

DIY steel buildings incorporate arch models and straight roof models. Rigid frame work models are also available. Arch models are easy to install and ergonomic. They integrate walls and roof to a single arch structure, and offer maximum space to occupy. Straight roof models give a traditional look to the structure. DIY steel structures require a strong foundation to be mounted on. According to the requirement of soil, the builder can construct base rail system or concrete slab for the foundation. The steel frame is then erected. The roof and wall panels are fastened with anchor bolts and screws.

DIY steel buildings can satisfy all the requirements of the customer. The buildings are also durable and weather resistant. DIY buildings are economical since labor cost can be avoided. Sophisticated tools are also unnecessary. DIY steel buildings can be assembled easily with simple tools within a short span of time. DIY steel kit manufacturers offer warranty for about 30 years.

Budgeting for Baby

If you are expecting an addition to your family, or just planning on having a baby in the future, you need to start thinking about how you are going to budget for your little one.
Many first-time parents are shocked when they realize how much having a baby can cost. And I am not just talking about the doctor bills. It's all the little things, such as diapers, clothes, formula, baby food, and toys, that add up to cost big bucks!

When my wife and I had our first child, we learned a lot about what we really needed and what was a waste of money. So now that we are seasoned veterans and expecting our second baby, we feel confident that we can avoid the same wasteful mistakes we made the first time around.

Here is a list of 6 things that your baby can live without, followed by 4 things that we could not have lived without:

Baby Wipe Warmer - An unnecessary waste. My daughter never fussed when we used baby wipes that were room temperature. Baby wipe warmers are just an attempt to get parents to spend more money on something they really do not need.

Expensive Clothes - You are going to find that your little one will grow out of his or her clothes incredibly fast. It's one thing to spend a little extra for a nice dress or outfit for a holiday or special occasion. But it doesn't make sense to spend a fortune on clothes that will be worn only once or twice. Instead, choose the lower priced items (as long as the quality is satisfactory), especially for little onesies and sleepers.

Another tip: don't remove the tags from babys clothes until they are ready to be worn. We have outfits that my daughter grew out of before she even had a chance to wear them. Since we had already removed the tags we were not able to exchange them for a bigger size.

Brand Name Goods - Using generic items instead of brand names can save you hundreds of dollars per month. We used the brand name baby formulas for the first few months and then switched to the generic brand after we realized it cost 60% less. Not only did our little girl not mind the change, she actually seemed to prefer it. The generic brand seemed to give her less gas.

Toddler Foods - When our baby was first learning to eat solid foods, we tried dozens of different flavors of baby food. We thought it was important for her to adjust to the new foods and to try a variety of flavors.

But as soon as she got used to the new texture, we started making our own baby food. Carrots and sweet potatoes worked especially well when mixed in the food processor.

And we never even bothered with the 'toddler foods'. They are an expensive waste. Look on the supermarket shelf and you will see the jars of diced fruits and vegetables 'just for baby'. But you know what? You can cut up a pear or a green bean yourself. It will save you money and you will know that the food is fresh.

Large and Expensive Toys - When my daughter was born we spent several hundred dollars on toys for her to play with, plus we received many more as gifts. We got her all sorts of giant stuffed animals and high tech toys that danced or played music.

Do you know what her favorite toy is? A squeaky bath toy shaped like a crab. It cost $1.49. She regularly pushes aside all of the fantastic toys we bought her for that inexpensive little crab.

Now I'm certainly not telling you not to buy your little one anything expensive or fancy. Just keep in mind that she may just push it out of her way so she can play with the box.

Baby Walkers - You hardly see these in stores anymore, but they can be found. Skip it. They are dangerous. Stick a baby in one of these and they can wheel themselves into trouble before you know it. There have been horrible incidents of children rolling down a flight of stairs or running into a table and knocking something down on top of themselves.

The 4 BEST purchases we made...

An ExerSaucer - An exersaucer looks very similar to a walker with one major difference...it doesn't move. The exersaucer stays firmly planted on the ground and allows the baby to 'stand' and play with all sorts of toys that are attached to it, plus any other toys you give to him.

My daughter absolutely loved being in her exersaucer and it gave us a chance to get something done around the house while she was occupied. We knew she couldn't get into any trouble and we constantly changed the toys so she would not get bored.

But be warned. Once baby becomes mobile he likely won't want to use it anymore. He can have a lot more fun crawling around getting into all sorts of trouble!

The Best Car Seat You Can Afford - Keeping your baby safe is no joke. Having a quality car seat is vital in case you get into an accident. Be sure you read the manual and secure baby tightly each time you take her out.

Also, contact your local police station and ask them if they offer free car seat installations and inspections. Most towns have a few officers who have received special training on installing car seats. If your town doesn't offer this service they can get you in touch with a neighboring town that does. Even the best car seat is useless if it is not installed correctly.

Bundle Me - Unless you live in a climate that is warm all year-round, a Bundle Me is a great timesaver. It is basically a cozy blanket that fits into a car seat or stroller. Rather than bundling baby up in a snowsuit and blankets, just place her in the car seat and zip it up. You'll be surprised how warm she stays.

It is especially handy when you have the type of car seat in which the base stays in the car and the seat pops out so you can carry it around. You can have baby all snuggled up inside rather than struggling to do it in the cold.

Shopping Cart Cover - You've probably seen them in the supermarket. It's just a cloth or vinyl cover that goes over the top section of a shopping cart. The baby sits in it and it prevents her from touching the shopping cart with her hands or mouth.

Many people will argue that this is unnecessary, but I see it as a valuable safety device. Countless numbers of hands have touched those shopping carts and who knows what kinds of germs they left behind. Keeping my little girl healthy is more than worth the $20 expense.

Choosing The Best School Backpacks

A school backpack (book bag) is something a student uses daily ? and choosing a quality one may not be an easy task for any parent. What do you look for? What makes a backpack a ?quality backpack?? At first glance every backpack may appear to be strong and long lasting. It is only with usage during the year that you get to know the true story.

As many parents have learned, the pressure to keep up with academics has been increasing with the importance of national standardized tests. This often means more homework ? and more books being brought home. Even the size of books increase as each year passes, thus making it heavier for young shoulders. As your child advances through the grades, the importance of shoulder padding in the backpack increases. It is therefore necessary that every parent provides his or her child with a comfortable and spacious school bag.

Here are some good tips to use when looking for a quality backpack:

- It should be spacious enough to easily store all the student?s materials.

- It should have sufficient pockets for non-book items ? perhaps even a holder for water bottles or cell phones.

- It should have wide and soft straps to help distribute the weight and make it easier to carry.

- The straps should have high tensile strength.

- The backpack should be double stitched.

- Zippers should be of good quality so they do not rust. (Some days it may rain ? and zippers that rust may ruin an otherwise good backpack once winter starts.)

- Handles that are reinforced are a plus. This is often a weak spot for those students who regularly overload their backpacks. Look for extra stitching and backing in these areas.

- The book bag should also look attractive to the student.

If you notice your child using only one of the shoulder straps regularly when using the backpack, you may consider purchasing a sling backpack. These backpacks are designed to be used on one shoulder ? and have wider straps to properly distribute the weight. (They are also quite fashionable.)

On the other hand, if the backpack user is also riding a bicycle to school, it would be better to use a two-strapped backpack (and not a sling). This is mostly to help keep the load balanced during the turns.

If you tend to notice that your child?s backpack tends to wear out at the bottom, you may consider looking for a backpack that has a leather bottom. These take a tougher beating and have a better chance of lasting throughout the school year in such cases.

Good quality backpacks are often made of a durable poly, nylon or canvas. These are soft on the body and very strong for carrying heavy loads. It's also important that a book bag is attractive, trendy and appealing to children. Yet, how long they last will depend upon the quality of the materials used and the attention to detail in the manufacturing process.

Taking some time to do a little research before buying a backpack is well worth the investment.

Tips For Choosing A Buyer's Real Estate Agent

If you have ever bought a home you know how important it is to choose a good real state agent. The right agent can help you find the perfect home to match your needs. Most people, however, find it hard to look for a good agent. In this article we will explain how to find the perfect agent for your needs.

The first thing you should do when choosing your agent is to see how honest they are. Call the ethics board and make sure they haven?t done anything illegal or unethical. Getting an honest real estate agent is very crucial to making sure everything goes smoothly.

The next step is to make sure you find a real estate agent who works in your area and other areas. If you select an agent who only will deal with people in your area then it will be harder for them to find people who are selling houses.

Make sure your real estate agent is friendly. If your agent isn?t friendly not only will it ruin your time of looking around they may repulse some sellers. You need someone who has a positive attitude and believes they can find the house of your dreams.

Try to find an agent in a realty company. Even if the company is only a small one it still gives some insurance to the buyer. It also means that the agent has the proper training and connections to help in your search for the perfect home.

Lastly make sure you like your agent. While a lot of people don?t think you need to like the company of the person you work with for a successful business they are wrong. If you find your agent repulsive then it will be hard for you to successfully work with them to find a house.

Following these basic steps you should be able to find a good agent when buying a home. However, the first thing to check for will be to make sure your agent is in fact an agent. Always check to make sure they are who they say they are.

Don't think that these precautions suggest that most Realtors are dishonest. In fact, most Realtors I have dealt with were fine - but you may as well find the best!

Juvenile Diabetics Get Help from a Fish

Sometimes simple solutions rule. Isn?t it great when that happens? Well, recent research shows that a simple solution can help prevent juvenile diabetes for millions of children all around the world ? and simple salmon is the solution!

Research from a nationwide study at the Norwegian Institute of Health revealed that when parents give their children cod liver oil (don?t worry, I?ll get to the salmon), during their first year of life, the risk of juvenile diabetes goes down by more than 25%. That?s significant. And the discovery was so important it was published in the highly respected, peer-reviewed American Journal of Clinical Nutrition.

Scientists believe the reason for these results is the inflammation reducing capabilities of omega 3 fatty acids in certain fish with high EPA (eicosapentaenoic acid) and DHA (docosahexaenoic acid). Those names are a mouthful, but they work wonders. And salmon is the highest source of EPA and DHA. (See, I told you I?d get to the salmon!)

There are two kinds of diabetes ? type 1 and type 2. In both diseases, the body is unable to make insulin properly or use and store glucose. This causes blood sugar problems. Type 2 diabetes is traditionally adult onset. But, because of poor lifestyle health habits, more and more children are developing Type 2 diabetes.

Juvenile onset diabetes (type 1) usually begins in childhood or adolescence. And then the production of insulin shuts down entirely requiring daily insulin injections. Over time, there are often complications for insulin-depend diabetics. Within 15 years of the onset, over 80% end up with major eye damage. Some have kidney failure and need kidney dialysis to survive. And 35% of juvenile diabetics die from heart attacks before their mid-fifties.

Isn?t it great that omega 3 fish are swimming to the rescue? But, it?s not the first time. Over the past two decades, research has proven that EPA and DHA have many incredible health benefits, including positive results for people with type 2 diabetes. Now this new study shows omega 3 fish oil can also help prevent type 1 juvenile onset diabetes. Kind of makes you want to kiss a fish. (Or maybe not!)

EPA and DHA are found in cold water fish like cod and salmon. And salmon, from unpolluted Arctic Ocean waters, is the purest, most potent source. Since a common cause of type 1 diabetes is autoimmune disease, scientists believe the extraordinary natural, anti-inflammatory, immune building properties of omega 3 fish are what helps to prevent juvenile diabetes.

When taken by a mother during pregnancy and nursing, pure fish oil with EPA and DHA provides many other life-long health benefits for children. For example, it greatly improves a baby?s nervous system, vision and hearing. Research also shows omega 3 fish oil is vitally important for the development of a baby?s brain and produces higher intelligence.

So, if you want your child to grow up smart, strong and healthy and be well equipped to swim up stream, my recommendation is to make sure you and your family eat more cold water fish and add high quality omega 3 salmon oil capsules to your diet.

Buying Cyprus Property

Buying a vacation property has become more than just trendy ? it has become an important part of anyone's financial portfolio. People from Western countries are increasingly snapping up vacation properties in the Caribbean, the Mediterranean, and other choice locations in warmer climates.

One island that is seeing renewed interest is Cyprus. Being a relatively new member of the European Community, Cyprus property are also seen a surge in demand because English is widely spoken as a second language.

Being part of the EEC is expected to be a precursor to increased property prices, making Cyprus an excellent long-term investment for real estate. The stable economy is expected to continue to grow as a result.

Investment properties in Cyprus are like tax havens

The exciting news for any property investor is that Cyprus is almost like a tax haven within the European Community. There is no inheritance tax or gift tax, pensions from abroad are taxed at a flat rate of just 5%, interest earned on foreign capital imported into Cyprus is tax exempt, and investment income remitted to Cyprus by foreign nations is taxed at a flat rate of 5%. Even the corporate tax rate is a flat 10%. Cyprus also has signed double taxation agreements with many countries, including the United Kingdom. A Capital Gains Tax of 20% is payable on the sale of immovable property in Cyprus, but no capital gains tax is payable on gains from investments. Personal income tax rates range form 0 - 30%.

Interestingly, there is increasing demand for Cyprus properties from non-traditional sources, including the Middle East, Russia and its former states and United States, as well.

According to Glen Young of SunSeaker Properties, the island has the dual benefits of being popular for both retirees and vacationers. Retirees buy property in Cyprus for their own use, largely to bask in the warm Mediterranean sun and escape the snow and cold winds of winter. The attraction of Cyprus as a second home (or a new first home) is helped by a skilled work force, relatively affordable prices and a friendly, welcoming population.

But Cyprus is also a popular travel and leisure destination, with regular affordable flights from major European cities. Visitors look for quality accommodation, such as villas and apartments can offer. This makes Cyprus property a good investment, earning an income until the owner wants to sell and cash in...or until the owner decides to retire and use the property for his own purposes.

Of course, over 320 days of sunshine certainly don't hurt land values on this Mediterranean island.

Unlike in many other sunshine destinations, the legal system in Cyprus is mostly based on the British legal system and is designed to safeguard the property purchaser. This makes it particularly attractive to UK investors. Once the contract of sale is signed and a deposit is paid, the contract is registered at the land registry office. This procedure protects the purchaser's ownership rights until the title deeds are issued and transferred to his or her name. The contract in the hands of the Land Registry cannot be withdrawn by anyone, and therefore the property cannot be leased, sold, transferred or mortgaged. Only the purchaser himself can alter this status.

Cyprus investment properties might require some patience

With so much going for it, even Cyprus is not perfect. Sometimes it does take patience to buy property in Cyprus. As with many sunny locations, the bureaucrats don't always see the need to rush and paperwork can take longer than an eager buyer would sometimes like.

In the case of buying property off-plan, it can often take a couple years for the development to be completed...meaning that the buyer might need some bridge financing until the property can be let and income starts rolling in. Mortgages, usually up to 75%, are readily available, and the wise investor will look for one that requires only 30% to be paid down over the period of construction, making financing affordable to average investors.

With a little planning and patience, Cyprus properties are easy to obtain and promise to carry a positive return on investment. Sooner or later, everyone retires; it's never too early to stake out an investment property on your favorite Cyprus beach.

How to Choose Pearl Wedding Jewelry

Nothing completes a look and adds glamour like jewelry. Pearl jewelry is considered essential for both bride and bridesmaids because it symbolizes love, purity and is believed to bring happiness and prosperity to marriage. It is something you will continue to love and enjoy for years to come.

Pearl jewelry is versatile. You can always find one suiting the style of your dress by following the neckline of your gown with the shape of your necklace. A correctly chosen pearl jewelry should harmonize the entire wedding attire and enhance your natural beauty. This article will show you how to choose the right pearl necklace for your wedding gown.

1. Strapless Dress

Strapless neckline includes Off the Shoulder, Sweetheart, and Portrait. It highlights shoulder and neck region. The right pearl wedding jewelry helps compliment the top line of the dress and draws attention to you. Many necklace styles will work with the strapless dress:

  • Pearl choker & pearl princess. Pearl choker is 14-16 inches long and rests at the collarbone. Pearl princess is 17-19 inches long. Both pearl choker and pearl princess bring a symmetrical and parallel line to match the dress neckline.
  • Multi-strand necklaces are also a great choice for the strapless wedding gown as long as you keep the necklace length at least one inch above the dress%u2019 neckline so as to look uncrowded.
  • Y-drop necklace or pendant necklace works especially well for sweetheart neckline as it follows the top line of the wedding gown and brings focus to the bride. It also works for other strapless dresses.

2. Jewel

Jewel style dress has a high round neckline at the base of the neck. For this type of gown, choose short necklaces that fit close to your throat. Top Choices are:

  • Pearl collar. Pearl collar is 12 to 13 inches long, usually made up of three or more strands. It lies snugly on the middle of the neck, luxurious and eye-catching.
  • Pearl choker

3. Halter

A dress with a halter top neckline features straps that wrap around the back of the neck, creating an upside down V. Different halter top dresses call for different jewelry choices:

  • If halter top rises close to your throat, go without necklace. Any necklace will crowd the overall look; use fabulous dangly earrings, and glamorous bracelets to touch up instead.
  • If the halter is low and wide, consider the following suggestions: pendant necklace, Y-drop necklace or front tied lariat.

4. Bateau

Bateau has wide, high, and relatively straight neckline. It sweeps across collarbone to the edge of the shoulders. This classic dress style calls for a simple necklace worn close to the throat. Both pearl collar and pearl choker will fit this dress style well

5. One Shoulder Dress or Asymmetric Dress

The one shoulder dress is a bold style. A necklace generally is not a good idea. Because the necklace%u2019s symmetric lines may clash with the dress%u2019 asymmetric neckline, looking unbalanced and unnatural. Of course, this doesn%u2019t mean that you can%u2019t wear other beautiful accessories. You can really sparkle with a pair of earrings and a bracelet!

6. Square

The square neckline has a straight horizontal bodice that meets with straps in a 90-degree angle. This neckline calls for a simple, single strand or double strand necklaces to soften the lines. The most popular choices are pearl choker and pearl princess

7. V-Neck

When wearing a V-neck dress, choose a necklace that imitates the lines of the dress, such as:

  • Y-drop necklaces. The Y-drop necklace takes the same angles as the v neck dress line.
  • Chokers. The choker gives a clean line and does not distract from the v neck dress style.

8. Scoop

Scoop necked gown is a versatile neckline and most necklace styles will frame out the top of this gown perfectly. Top Choices are pearl choker, pearl princess, and multi-strand pearl necklace.

Helping Kids Beat the Boredom Blues

Many kids are so dependent on electronics - television, games, CDs, and videos - they are lost when these things are unavailable. A power failure or loss of television privileges causes some kids to have an emotional meltdown.

Loving kids doesn't mean we have to entertain them every minute. When we provide nonstop entertainment for kids we are actually harming them. Kids need down time, lazy, quiet moments when they can listen to their thoughts and let their imaginations run free. We can help kids learn how to beat the boredom blues.

First, we can give kids suggestions, and that's what this article is about. Second, we can stock up on supplies like school glue, markers, colored paper, and craft scissors. Third, we can get them started and supervise when necessary. These activities are fun for kids of all ages.

CAMERA ACTION. Provide each child with a disposable camera and have him or her take photos of the house, yard, friends, pets or shapes. Older kids who have their own cameras should have several rolls of film. Display kids' photos on the refrigerator door, on posters, or put them in an album. You may wish to frame several special photos.

PERSONAL PILLOW CASE. Give each child a white pillow case. (Watch for white sales and discount store deals.) Kids decorate their pillow cases with fabric paint. Buy a variety of colors in small bottles that have narrow tips on them. To keep paint from soaking through to the other side, put a brown paper bag inside the pillow case. This is a great slumber party activity!

WALK AND TALK. Log onto the Pedestrian and Bicycle Information Center at http://www.walkinginfo.org and print out the Walkability Checklist. Give each child a copy of the checklist and a pencil with an eraser on it. Kids walk around the block or neighborhood and rate the area for walking safety. How is your neighborhood doing?

BUTTERFLY GARDEN. Buy some nectar plants - Asters, Black-eyed Susans, Daisies, Lavender, Marigolds, Lilacs - and plant them in a sunny place. If you don't have garden space plant several plants in a large clay pot. To attract butterflies put a pan of water in the garden and a piece of ripe fruit next to the pan. Kids track the different kinds of butterflies that come to visit.

ROUTE 66. Kids choose a state they want to visit, such as Texas. Next, they read library books and/or Internet articles about the state. Kids decorate a table, porch, or deck with things that represent the state, such as red, white, and blue streamers, the colors of the Texas flag. Finally, kids enjoy foods that represent the state.

COMICAL PLACEMATS. Give each child several pages of comics. Kids cut the comics into squares and plan their designs on the table top. Then they stick comics squares on clear, adhesive plastic cut slightly larger than placemat size. Kids lay a second sheet of plastic over the comics and rub it to remove bubbles. Any remaining bubbles are pricked with a pin. Using craft scissors, cut a decorative edge around the mat.

BOARD GAME CARNIVAL. Kids plan a board game carnival: date, time, place, invitations, refreshments, and prizes. (Young children will need help with planning.) The carnival may include a variety of board games or focus on one game, such as Scrabble. Give every child a favor and a larger prize to a few champs.

ROCK COLLECTION. Each area of the country has its own rocks. Provide each child a plastic ice cream bucket (gallon size with a handle on it), a magnifying glass, and digging tool. Take them to a place where rock finding is easy. Kids collect rocks, bring them home, wash them, and learn more about them. Do any of the rocks contain mica? How are striated rocks formed?

ALL ABOUT BUTTONS. Look around the house for old buttons and/or buy them in bulk at a craft store. (You can get dozens of buttons for $3.99.) Using child-safe glue, kids stick buttons onto wooden picture frames or cardboard boxes. School pictures may be displayed in the frames and boxes may be used for jewelry.

With practice and help from us, kids can learn to beat the boredom blues. In fact, the kids will enjoy it. Kids who know how to beat the boredom blues grow up to be interested, active, and productive adults. Beating the boredom blues is a lifetime skill worth nurturing.

What You Need To Know To Stop Foreclosure on Your Home

Understanding how to stop foreclosure is essential, especially if you find yourself unable to make mortgage payments. The faster you act when facing financial problems, the easier it will be to stop foreclosure homes. The longer you are in denial, the fewer options you will have.

Even if you have bad credit, if your home has a lot of equity you may be able to get a refinance home loan package. If you can borrow enough money on a new home loan to pay off your mortgage, arrears, and by costs, you canstop foreclosure.

In most states, the law stipulates that if you pay your arrears in full, your lender must stop foreclosure. If you don't owe much in arrears, this is a useful option to keep in mind, especially if you have some way of raising the funds.

You and your creditor may be able to come to some sort of agreement to stop foreclosure. There are several ways to do this:

You can choose to let a third party negotiate for the home loan to be settled for less than the original amount. A new loan is arranged to pay the lender the late payments and the various transaction fees that have accrued.

If you are not very behind, your lender may be convinced to temporarily lower your monthly payments, your interest, or bywise make repayment easier for you. A professional stop foreclosure negotiator may be able to help you accomplish this and stop foreclosure on your home.

If you can, arrange with your lender to pay as much of your arrears as possible up front. Pay the rest in agreed-upon monthly increments in addition to regular payments. For this to work, you need a down payment and proof of income. However, most lenders will happily accept this agreement and stop foreclosure proceedings.

You can try forbearance. In this situation, the creditor agrees to stop foreclosures proceedings and legal action. In exchange, the debtor must agree to pay a specific sum of money, make property repairs, or possibly put the property up for sale.

Types of Bras

There are many types of bras available on the market. It has been estimated that about 75 to 80% women do not wear a proper fitting bra. Selecting a bra is a simple process provided you are aware of the different types available.

The most sought after bra is the push up. These bras have padding in the cups or contain silicone insertions to give shape to the breasts. Ideally suited to facilitate and show off plunging necklines, these bras are a fashion statement and are used to lift the breasts and give them a unique shape. Some of these bras are half-cupped and are best suited for a bare-minimum covered look.

The sports bra is designed to give adequate support to the breasts during hectic physical activities. There are different sport bras for different sport activities. These bras can be for low, medium or high impact activities. Low impact activities include yoga, hiking and cycling. Medium impact activities involve brisk walking, skiing and inline skating; while aerobics, running, and mountain hiking fall under high impact sports.

Nursing bras provide comfort to nursing women and expectant mothers. They are designed to make feeding a comfortable experience. They have flaps and can be opened and refastened easily. The best nursing bras have comfortable shoulder straps to give adequate support to the breasts. Nursing bras with underwires may seem tempting but are best avoided because they can constrict milk producing ducts.

The training bras or first bras as they are called are a preschooling experience for young girls who have started to develop breasts but are not yet ready to wear standard size bras. Again, bras with underwires don?t make sense because young girl?s breasts have not yet developed.

Leg Shaving

Leg shaving refers to the removal of hair from the leg region. It is a very common practice amongst women and some men, especially those who are into sports such as cycling, swimming and gymnastics.

For women, the practice of shaving the legs began when clothes with rising hemlines became popular. Hairy legs were deemed to be unattractive and several beauty and fashion writers advocated the removal of hair from the legs. The introduction of safety razors made it all the more easier for women to shave off hair from their legs, arms and armpits.

The best position to shave your legs is to stand in the bathtub or shower with one leg hiked halfway up. Most people find shaving cream works better than soap and helps with sensitive skin. Be very careful around the ankle, the kneecap and the top of your shin, particularly if you have prominent bones. These areas are more likely to be cut than others. Avoid shaving the same area more than once or twice to prevent additional irritation. Be sure to change the blades or replace razors frequently. You can also use electric razors for shaving.

Once you have all the areas shaved, rinse with cool water right away. The secret to preventing those irritating azor bumps is to apply a very light layer of moisturizer on the legs after the shaving them. Any common moisturizer can be used on the sensitive areas.

Usually one can shave the legs once or twice a week in order to keep the skin smooth and hairless. The frequency of shaving also varies from person to person. It is a myth that hair grows back faster when it is shaved. Several manufacturers offer special razors that they claim are specially designed for women, promising to make their legs silky and smooth.

Internationally Renowned Media Psychiatrist Dr. Carole Lieberman Interviewed

Norm Goldman, Editor of the book reviewing and author interviewing site interviews Dr. Carole Lieberman. Dr. Lieberman is an internationally renowned Media Psychiatrist who has appeared on several well-known television talk shows.

Today, Norm Goldman, Editor of bookpleasures.com is honored to have as our guest, Dr. Carole Lieberman. Dr. Lieberman is an internationally renowned Media Psychiatrist, and the author of Bad Boys: Why We Love Them, How to Live with Them and When to Leave Them.

Dr. Lieberman has appeared on Oprah, Larry King, Good Morning America, Entertainment Tonight, The Today Show, and Howard Stern. In addition, Dr. Lieberman is a Clinical Professor of Psychiatry, UCLA.

Good day Dr. Lieberman and thank you for agreeing to participate in our interview.

Norm:

Dr. Lieberman, would you explain to our audience what a ?Media Psychiatrist? is and what does he or she do?

Dr. Lieberman:
I have coined the term ?Media Psychiatrist? to mean both my work as an analyst of the media?s impact upon our psyche, and my work as a host and guest in the media, giving people insight into psychological issues.

Norm:

I notice upon reading your bio that you are also a script consultant and a behind the scenes expert. What exactly does this entail and how did you become interested in these disciplines?

Dr. Lieberman:I?ve always been interested in creating media that is psychologically accurate, so I work with TV, film and theatrical writers, producers, directors and actors as a script consultant. For example, I?ve been on staff for a decade at two soaps, The Young and the Restless and The Bold and the Beautiful?and won 3 Emmys for my work. I?ve also written, produced and directed my own TV cable show.

Norm:

Will you share a little bit about your book Bad Boys: Why We Love Them, How to Live with Them and When to Leave Them. Is there an underlying message in your book?
Why did you feel compelled to write this book? How did your book come about?

Dr. Lieberman:

Bad Boys is a self-help book that helps both women and men better understand their relationships. I describe 12 different types of Bad Boys?from the Compulsive Flirt to the Power Mad Prince to the Misunderstood and Married. A woman?s relationship with her father sets the stage for what kind of man she is attracted to when she grows up. By understanding this attraction, she no longer needs to be a victim of bad boy behavior, and can learn how to tame most of the different types. I felt compelled to write this book because I realized I had already done a lot of the ?research??from my own relationships and from heartbroken men and women I treated in my psychiatric practice. The book came about when my co-author, Lisa Collier Cool, suggested we do a book together, after she had interviewed me for an unrelated article she was writing for a woman?s magazine.

Norm:

How have you used the Internet to boost your various careers?

Dr. Lieberman:

It is very helpful to have a website (though mine needs to be updated?and will be when I finish my current book)?so that people can find out who you are. For example, when I appear on TV or when I host my Internet radio show on voiceamerica.com, oftentimes viewers and listeners want to know more about me. It is also helpful when bookers from shows want to see a quick bio. Publishers also look authors up on the Internet, when they are considering them for a book deal?so there are no surprises!

Norm:

I understand you have a few new books that you are working on. What makes you write a new book, and perhaps you can tell our readers something about the books you are about to publish.

Dr. Lieberman:

I am bursting-with-books and can?t get them into readers? hands as fast as I would like! Right now, I am on deadline for the book Dreams, Interrupted: The Psychological Survival Guide for Coping with Terrorism. I?m really excited about it, since it will help people break through their denial about living with the fear of terrorism. Only when people can acknowledge their fear and recognize that they?ve adopted unhealthy coping mechanisms (like drinking and eating too much, not putting their heart into long term goals, etc.) can they truly seize the day and make the most of their life. There are also chapters on protecting our children and teenagers, which are very much needed.

I?ve also written a book called Love Transplant: A High Risk Affair of the Heart, and have almost finished the book Murder By TV: A Descent Into Madness, about the Jenny Jones Talk Show Murder. I was the psychiatric expert witness for the man accused of murder, and saw first-hand the truth behind the false headlines. I also plan to write a book about the impact of media violence, since I have long been an activist against violent movies, TV shows, videogames, lyrics, war toys, and so on, because of the copycat violence they inspire.

Norm:

As a follow up, can you explain some of your research techniques, and how you found sources for your books? Any unique ways you'll be marketing your books that is different from how others authors market their books?

Dr. Lieberman:

The answer to this question varies according to the book. The ideas and the opinions in the books are my own, based upon my knowledge and experience as a psychiatrist, for the most part. When I do research, it?s for facts.

As for marketing, I try to look for unique opportunities and for news angles, taken from the headlines. I also have a personal publicist who is creative.

Norm:

I just completed reviewing a book wherein the author, Al Siebert, a psychologist, states that clinical psychology and psychiatry are not mental health professions but rather mental illness professions. There does not seem to be any focus on what makes individuals mentally healthy, but rather on what causes mental illnesses and how do we go about treating these illnesses.

Do you agree or disagree with the above, please elaborate.

Dr. Lieberman:

I have not read Al Siebert?s book, so it is difficult to comment. I can say that, in general, it is crucial to help a patient understand what caused his problems (notably traumas in childhood) before you can help him attain mental ?health?.

Norm:

Is there anything else you wish to add to our interview and what is next for Dr. Lieberman?

Dr. Lieberman:

Dreams, Interrupted will come out in early 2006 and I am looking forward to being able to make this contribution to society. Books are a way of reaching people and affecting their lives in a very personal and positive way.

I have a few other things up my sleeve, but what fun would there be if I told you everything at once?

Thanks once again for participating in our interview.

Poland Real Estate

Poland has painstakingly been rebuilt from the ravages of Communist regime post World War II. Poland's inclusion in the European Union has had an impact on opportunities for livelihood. Better job prospects have resulted in economic boom. This in turn has affected real estate business. Individuals are turning to purchasing property for residential or commercial purposes.

After the Second World War, Poland was completely destroyed and rebuilding took years of time. Today, situation of real estate has improved as a result of its affiliation to European Union. There are a series of changes that have taken place. While Warsaw, the capital of Poland, remains the most influential and expensive city to own property, standards are not up to what they are supposed to be. Cities such as Krakow, Wroclaw, Poznan, Lodz, are now distinguished as the urban cities in Poland.

Cost of the land ranges from $1250 per square meter to almost $50000 to $200000 per square meter in urban areas of Krakow. Subsidized rules, faster loan availability at reasonable rates have pushed up values of real estate investment in Poland. Warsaw alone has several new areas like Wilanow, where more and more properties are up for sale due to easy availability of different currencies. More and more individuals are turning in to realtors and providing competition for real estate deals.

With low taxes, politically stability and expert driven economy, Poland is all set to make a new come back in the real estate market. Property prices are already up and real estate market is looking quite confident and very power driven. This may become a better and faster market for real estate markets in future. Real estate market in Poland looks all set to make a great make over with cities such as Tricity, Lodz, Poznan witnessing an economic growth due to European Union.

Future of real estate in Poland looks very bright and promising. With infrastructure doing well, and war effects being over, real estate in Poland is all positive and forward looking.

Guaranteed Farm Loans Getting A Farm Ownership Loan

The government of the United States supports the agricultural sector of the country by extending financial services to help farmers improve production. There are a number of guaranteed farm loans being offered by the government through your local banks and lending institutions, which are affiliated with the program. Affiliated banks and lending institutions in your locality are authorized to process guaranteed agricultural loans for qualified applicants.

One of the things that these guaranteed loans programs would usually fund is the acquisition of farms. When we talk about the acquisition of funds, it also includes the purchase of the land, which will be used for farming purposes, the construction or acquisition of a building, and the improvements thereon that are fixed, immovable, and attached to the real estate.

Aside from the acquisition of land and building which shall be dedicated for farming purposes, the guaranteed farm loans offered by the government through local banks and lending institutions could also be used for soil and water conservation activities in the farm. Soil and water conservation involves the application of technologies and sometimes would require the purchase of some equipment. Soil and water conservation is very important part of farming, as it will ensure that the farm, the soil, and the water supply therein will stay productive and viable even after a long period of time.

The guaranteed agricultural loan can also be used to refinance the old debts of the farm provided that the debts are incurred in connection with the farming operations. This is especially favorable if the farm has outstanding loans which are already about to mature.

The Tenant?s Tenets: Residential Lease Agreements

In this world, everybody must abide by certain rules and regulations. These could be official rules which are penned by persons of authority and are expected to be followed by one and all; or these could be unofficial rules which are dictated upon people by other people or by society. Of these two, official rules are those which are considered as more formal and shall apply to everyone ? from small (offices, classes, organizations) to large (townships, cities, countries) groups of people.

As with everything in this world, real estate transactions are also governed by rules and this extends through the entire gamut of individuals who are, in one way or another, involved in the process. There are federal and state property laws which real estate agents and lawyers must be aware of. Within the real estate office, there are specific rules that need to be followed as well. The professional relationship of a broker and a client are also governed by rules. However, in real estate, no one is more exposed to a list of dos and don?ts than a tenant of leased property.

Tenants of rented units are bound by a contract called a lease agreement. All the details pertaining to the lease are itemized in this document, and these include the names and addresses of the parties involved; the rented property, duration of lease, agreed upon rental fee, payment terms, and so on and so forth. Apart from these, lease agreements also include specific tenets or rules which, upon signing of the document, the tenant promises to abide by. And like anything that come in pairs these conditions come with concomitant penalties and corrective actions. Lease agreements are very important documents and the preparation of such should not be taken lightly.

Lease agreements are usually prepared by real estate agents and/or lawyers and this forms part of the whole service package offered to consumers. These days, however, you no longer need to consult with professionals for this. Many of these real estate related websites can give you tips on how to prepare a legally binding lease agreement. There are sites where a sample is presented to you on the screen, and there are also websites where you are able to purchase and download these contracts. The forms, such as the residential lease agreement, though found on real estate websites were created by professional real estate agents, thus you can be assured that the format and contents are valid. These can be opened using any word processing program and you can easily modify the contents to plug in the rules and conditions for you expect your tenants to follow.

If you want to secure a copy from the internet, all you need to do is pay for the contract by using your credit card, paypal or the issuance of electronic cheques, and once the payment approved, you can immediately download the residential lease agreement and alter the contents as you see fit. So pen those tenets now and include these in the lease agreement so your tenant will live by your rules.

This is article is brought to you by Gloria Smith at LegalHomeForms.com. Created by a former, licensed Real Estate Agent, LegalHomeForms.com was designed to offer instant access to the most sought after type of real estate forms. For the cost of what others charge for one real estate contract, you can have instant access to over 60 downloadable real estate forms. You can find the Residential Lease Agreement form at: http://www.legalhomeforms.com/residential-lease-agreement.htm

Housing Bubble Cool Not Popped

Has the housing bubble finally burst? Or has it cooled down?

According to DataQuick Information Systems ?A total of 27,286 new and resale homes were sold in Los Angeles, Riverside, San Diego, Ventura, San Bernardino and Orange counties last month. That was up 10.3 percent from 24,748 for the month before, and down 11.7 percent from 30,886 for May a year ago.? Statistics like these may support that the real estate market?s bubble hasn?t necessarily popped, but has slowed down.

Other facts that DataQuick published, the move-up category of home sales, when homeowners literally move up from a 2 bedroom home to a 3 bedroom home, have slowed down. But the entry-level homes and mid-range home sales have not slowed down and those prices are still rising, but at a slower pace.

Foreclosures are showing a moderate increase in numbers which means this market could be easily tapped by home buyers and investors. There are a number of sites on the Internet which make it easy to access information on foreclosure properties, including PoliceAuctions.com , a site that allows it?s subscribing members to access over 2653 government auctions in its database which include residential and commercial properties. The site will also allow its members to access listings for thousands of foreclosure properties.

Trends culled from DataQuick support the idea that the real estate bubble hasn?t popped, but has cooled down. This cooling trend maybe more apparent in some areas, but otherwise the real estate market overall is still healthy.

Jewelery to Suit You

Jewellery to suit you
Today the availability of costume jewellery is awesome. There is so much to choose from that many of us are like kids in a sweet shop when we go shopping for that special item. Alongside precious and semi precious stones there are pearls (cultured, fresh water, simulated, glass) crystals (Czech, Chinese, Austrian) in all shapes and sizes not to mention an array of different settings. It is not surprising that many of us have difficulty in choosing that special piece of jewellery to complete an outfit.

A carefully chosen item of jewelery can work a magic spell on your look and is just as important as your choice of outfit. In addition to Jewelery complimenting a certain style of clothing it can help accentuate or disguise physical features. However there are more factors to think about than just whether something suits you. A well-chosen piece of jewelery must be comfortable, complimentary but also liked. If your height dictates that you should avoid dangle earrings but you just have to have them, it is important to wear and enjoy them. Your choice of jewelery is a statement about who you are just as much as it is about what suits you.

The following are some tricks that I have amassed over the last 18 years designing jewelery. I hope that you find them useful.

Face shapes
There are primarily 5 different face shapes (oval, rectangle, round, heart and square) and each of these shapes suits a different style of jewelery. However it is not easy to identify which shape you are. Also it?s not just your face shape that needs to be taken into account, as your build (petite, medium, large) is also an important factor in getting the overall look right.

How to determine what face shape you have
Pull your hair away from your forehead with a hair band and stand in front of a well-lit mirror. Its better if you have a friend to try this out on each other.

An oval shaped face has a wide forehead, prominent cheekbones that gradually narrows to a small chin A heart shaped face is similar to an oval shaped face except that the cheeks appear wider in relation to the chin, which is very small and often pointed. A round face is widest at the cheeks with no angles. Long faces have a forehead, cheeks and jaw line of roughly the same width Square faces also have forehead, cheeks and jaw line of roughly the same width however they also have a very strong straight jaw line

As a simple rule if you choose a style of jewelery the same shape as your face you will accentuate it.

Oval face
This is the easiest of the 5 as any style of earring will suit.

Long/ face
Going by the rule above long earrings will make your face appear longer. If you want to disguise a long face short, stud earrings are best matched with a round necklace and neckline. A v neckline will accentuate the length of the face.

Round face
Round/hoop earrings will accentuate a round face. Long, slim earrings will give the impression of length. Add to this either a pendant or V shaped necklace to a V shaped neckline

Heart face Women with a heart shaped face have a narrow chin. If a narrow chin needs disguising choose earrings that are wider at the base. If your heart shaped face is your best feature it will be accentuated with earrings narrow at the base.

Square face For women with square shaped faces avoid harsh angular lines, rather opt for hoop or round shaped earrings with a round necklace Also avoid a square neckline.

Necklines We have addressed, round, square and V necklines but what about strapless and backless.

Strapless dresses look great with choker or simple round necklaces or just a long pair of dangly earrings Backless dresses, or those with a deep V at the back look great with a lariat necklace. This looks like a simple round or pendant necklace at the front but has a string of beads dangling down the back.

Want to look shorter?

If you are tall and want to appear shorter choose either a choker or round style necklace, avoiding long strings of beads. If you have a long neck that you want to show off, long slim earrings and a round necklace are a must.

Want to look taller?

If you are petite and want to look taller opt for V shaped necklaces and avoid choker styles. The longer the necklace the taller you will appear, but not too long-the princess length of necklace at 18 inches is long enough. Very long chunky earrings may dwarf petite frames. If you have a short neck this will appear shorter the longer the earrings that are chosen. Very fine short dangle or stud earrings are the most complimentary.

Chest size Your chest will look larger with a round neckline, halter neckline, polo neckline and choker /round necklaces. It will be minimized with a V neckline and V or pendant shaped necklace.

Bracelets Bracelets can add that finishing touch to your overall ensemble The choice is endless with so many designs about but the most suitable for your frame is as follows. Larger builds can cope with chunky, or many layered bracelets. Also a wide band or cuff looks great. For petite frames fine delicate bracelets will compliment small hands and wrists. .

Finally, always take note of what you are wearing when someone compliments you on how well you look as this is an affirmation as to your choice of style and colour. Happy jewellery hunting!

Effectiveness of Car Seat Clinics Confirmed

Workshops conducted to instruct parents on how to secure their children safely on their car seats are deemed quite effective as per a study done by Safe Kids Worldwide. The research takes into account the performance of parents who have undergone child passenger safety clinics held in 29 different states back in 2005.

The review showed that 45 percent of parents have improved their skills in securing their children safely on their booster seats at a second child safety seat clinic. The parents have improved their child safety seat skills after having undergone hands-on instructions on the first safety clinic conducted. While a significant number of parents have benefited from such clinics, Safe Kids Worldwide also cited that there is still room for improvements.

One of the aspects that Safe Kids pointed out that needs improvement is the number of people being reached by such endeavors. The clinics conducted only reached highly educated parents while the less educated sectors did not benefit from the said safety clinics. ?We need to do more to reach the communities that need our help most,? Lorrie Walker said. Walker is the training and technical manager for Safe Kids Worldwide. ?Safe Kids? network of more than 600 coalitions and chapters in the United States has the flexibility and skills to meet the needs of each community we serve,? Walker added.

In response to the said problem, Safe Kids and its supporters are working to create more inspection stations in economically disadvantaged neighborhoods. Their leading financial supporter is General Motors Corporation. ?Safe Kids has tools to help educate families of all backgrounds. We need to keep working to reach high-risk groups of parents with communication and training to keep their children properly restrained every time on every trip,? Bob Lange said, GM?s executive director of Structure and Safety Integration. Currently, the organization employs 119 Mobile Car Seat Check Up Vans to reach those communities which have no access to the group?s permanent inspection stations. Nationally certified child passenger safety technicians are also part of the campaign so as to further give the right kind of information to parents and guardians.

Safe Kids also shared that such clinics also need to reach families with older children. Their research shows that on their previously conducted clinics, the most number of participants are children below four years old. This presents a problem since their organization recommends that children should be provided with a booster seat until they are about four feet and 9 inches in height and weighs 80 to 100 pounds. Most kids reach this height and weight by the time they are around 8 to 12 years of age. ?In the event of a crash, a belt-positioning booster seat and safety belt provide better protection for most tweens than the adult safety belt alone. Children in this age group are among the least likely to be in the correct restraint. We need to make booster seat use among tweens who need them just as automatic as it is for small children to ride in car seat,? Walker said.

The continued dedication of Safe Kids in educating parents on how to secure their children safely is in consonance with a study that shows how correctly used child safety seats increase the safety of children. Risk of death of children as a result of crash is decreased by 71 percent for infants and 54 percent for toddlers when the child is properly secured. Using belt-positioning booster seats also cuts the risk of injury to a child by as much as 59 percent. In cases where an EBC rotor and calipers is not enough to avoid crashes, proper installation of child safety seats plays a vital role in the protection of your most precious cargo.

History of Board Games

Board games are certainly a lot of fun and they have been around for a long time. They bring friends and family together for friendly competition and the outcome is different every single time the game is played. Perhaps that is why the board game has not declined in popularity throughout its long history.

The history

Speaking of the history of board games, you will find that they have always been played upon a flat surface that is called the board. It is believed that board games have been around for 4,000 years, but unfortunately the written history does not extend back that far. However, there has been talk of board games discovered that extends back beyond 3,500 years.

Being that Asia tends to be the area in which some of the most historic facts are found, it isn't until 400 B.C. that the board games seems to have been discovered. However, the history of board games reveals that they were quite popular in ancient Greece and then spread throughout Europe. Eventually, the board game made its way to the United States where people have enjoyed them for centuries.

Nevertheless, the history of board games does not end there. There are both strategy games that involve trapping the opponent in some way and then there are racing games where the player's pieces are moved toward the finish line. Whoever reaches the finish line first is the winner.

One of the most popular racing games that come about in 1904 went by the name 'The Landlord's Game.' This is known as being one of the earliest forms of Monopoly. It wasn't copyrighted until 1933 when Charles Darrow decided to sell it for profit. It was not known who made the first version of the game, but he cashed in on it by selling versions that used different street names based on the area in which the players resided. It was also printed on tablecloths rather than boards with trinkets from around the house used as game pieces.

Today

You will find that today the history of board games continues. Many of the games that our parents and grandparents enjoyed as children are still manufactured. We see Monopoly coming out with various editions and it has never seemed to decline in popularity. Nevertheless, the board game is a great way to get family and friends together for some friendly fun and good conversation. The history of board games shows that this has been a result the entire time, which makes the board game a true family activity. If you can't get the kids to slow down long enough to talk, invite them in with a board game. You'll be glad you did.

Maryland Child Safety Seat Laws

Are you living in Maryland? Do you have plans to drive around Maryland with your baby? Before you go out and tour your baby around the state of Maryland, note first that just like the other places in the world, Maryland has its own child safety seat laws. These laws are passed and maintained by the authority itself for every adult to comply so to avoid children?s deaths and injuries caused by car crashes.

The Maryland child safety seat laws have been around for years now. It was made effective on October 1, 2003 for people to follow the rules to maintain safety for children on the road.

There is one main requirement covered under the Maryland child safety seat laws. The requirement states that all children younger than six years old must be secured in a child safety seat that is approved by the federal standards and installed according to the safety seat and vehicle instructions of the manufacturer. This requirement applies to all children of the said age regardless of weight.

Also, if a seven year old child weighs only 37 pounds, or a 3 ?-year old child weighs 42 pounds, he or she would be required to use a federally approved child safety seat. It is important to note that under the Maryland child safety seat laws, the term ?child safety seat? includes not only the infant seats, convertible seat, and forward-facing seats, but also booster seats. The term ?federally approved? refers to those seats that fit certain child?s size, age and weight.

It is further worth noting that those who are traveling with a vehicle that is registered outside of the state are still subject to the rules set by the Maryland child safety seat laws which apply to children aged younger than 4 years, regardless of weight and age. In addition to this, it is maintained by the Maryland child safety seat laws that an adult is not allowed to bring and transport a child younger than 16 years of age unless the child is secured in a child safety seat or on a seat belt. Children below this said age are not even allowed to ride in an unenclosed cargo bed of a pick up truck.

If, for instance, a violation of the Maryland child safety seat laws is noted, the vehicle can be stopped and the driver issued a citation for a violation. Along with this, the driver is required to pay a fine. At present, drivers who bring children but failed to buckle up the child or allowed the child to ride in an unenclosed cargo pick up truck bed are subject to pay $48 to $50 as fines for the violation of the Maryland child safety seat laws.

To avoid unfavorable consequences, don?t forget to buckle up your child in a federally approved safety seat when traveling in Maryland. Conform to the rules.

Real Estate Investing Courses

Another lucrative aspect of the real estate business is entering the market as a real estate investor. Real estate investors go in the market with the sole aim of buying low and selling high. In between the time when the investor buys and sells a certain piece of property, he may opt to do some remodeling or renovation to the property to increase the market value of the property that he had just bought. However, real estate investors do not just randomly buy properties and sell them, his choices and decisions with regard to purchases and selling are founded on a deep understanding of the real estate market and the skills to carry out transactions. In the same way that agents and brokers undergo formal training, real estate investors also receive formal training to help them become better investors.

Courses available online

Potential real estate investors can avail of formal training either from the traditional sources such as schools, real estate firms and other institutions, or they can avail of these courses from the Internet. The courses that are offered in the Internet aim to help investors create their own investment portfolio whether they are beginners or experienced investors in real estate. The courses that are offered revolve mainly on the subject of real estate investments. Other relevant courses that are offered to investors include risk management, real estate taxes and real estate financing. Developing Your Strategy in a Changing Real Estate Market

Just about every area in the United States has experienced what most would consider a down market. As a real estate professional, it is important to evaluate your business on an on-going basis, specifically, when the market begins to slow down. In the Northeast, we are beginning to see signs of what we would consider a buyer's market. This is unusual for the area, which is an adjustment for sellers, and quite frankly, some of the newer real estate agents that have not been accustomed to taking a consultative approach with their business. There are a few key elements to developing and continuing a steady stream of clients.

Client relationships-Quality real estate agents consistently discover that their business is closely tied to the relationships they have built over many years. Building and nurturing those client relationship results in trusting relationships and referral business. Focusing on client service, with a long-term view of those client relationships, creates value.

Clear, written plan-Successful agents develop a detailed business plan including how many closings they are targeting for the year, the activities tied to reaching their closing goal, and the amount of personal promotion money that they will allocate to build their business. These goals should be visible to the agent, and not just developed at the end of the year (for the next year) and stuffed into a file. Having a focus on your goals on a daily, monthly, quarterly basis will increase your odds of consistent, viable business.

Market Knowledge-As the market begins to turn, it's not only important to have the statistics for your buyers and sellers, but also have the in-depth understanding of the impact. Being able to articulate the changes in each neighborhood, price range, and overall market will add to your credibility as a sales professional.

Communication with your clients-Changing markets do strange things to both buyers and sellers. Anxiety is created with change. The most effective way to help your clients through the change is keeping them apprised of all of the news, whether good or bad. Clear, consistent, and thorough communication also develops long-term client relationships.

INDIE GAMES ARE SOCIAL AND INTERACTIVE

Non- gamers often say that gamers are unsocial people. Not true. Of course it is not a very social activity like hanging out with friends. But the popularity of multiplayer games goes to emphasize on the social factors.

Increasing role-playing has reduced the barriers between the players with others. Now a gamer can connect with another gamer at any part of the world. You can be a friend or a complete stranger it doesn't matter. So if you are a social recluse take heart.

For you could be miles apart, but still playing the game together, since the gulf between the gamer and the virtual world is almost non-existent.

Even if you are a loner, indie-games can relieve you of your boredom. The games are tightly constructed. Also the content is such that you are not left talking to yourself. -- Although, some people like to talk to themselves!

However indie-games are not claustrophobic. They give you a chance to speak, you are an active listener not a passive one. We know that people do not like to sit and listen. So indie games will compel you to play since interaction is a top priority in our list.

Look at the past. The board games that you played on a rainy day were also very interactive. But they were closed games. There were these fixed set of rules. The tools were limited to cards, dices etc. Even after so many years, those games may use different designs, but the basic concepts are unchanged. You don't seem to have much of a choice there.

The interaction quotient work best when you are not aware. That you are actually being interactive and you connect to indie games effortlessly.

And as your skills increase you can play more complex games that need extra dedication. You will find that gamers increase the popularity of games simply by the word of mouth. That is why we do not sell clones. Our games are original and they compel you to play because playing them becomes an enjoyable experience.

Home Staging Can Help You Sell Your House Quickly

Real estate prices have hit record levels in the United States during the last five years. In some parts of the country, prices have tripled. For those selling houses in the first half of the decade, business was very good, indeed. Rising interest rates and sticker shock have slowed the market down, however. In some parts of the country that used to be hot, sales have slowed to a crawl. In those markets, people who want to sell houses are now waiting months when homes used to sell in days or weeks. What can a homeowner who wishes to sell as quickly as possible do to accelerate the process?

A relatively new service called home staging may be the answer. Staging a home essentially means setting it up so that it makes its best possible presentation to the market. Professional home stagers will, for a fee, come to your house, examine your property, and make recommendations as to what you might do in order to make the house as sale-friendly as possible. In some cases, they will simply recommend a coat of paint, a bit of landscaping, or some new drapes. In other cases, more dramatic help may be needed.

It is often difficult to sell a home that has been vacant for a while. Buyers have a hard time imagining what their belongings might look like in an empty house. A good staging company will have in their inventory a selection of different types of furniture, lamps, decorative accessories and more so that a vacant home can look like a showcase. A fully and tastefully decorated home is much easier to sell than a vacant one.

The service isn?t necessarily inexpensive. Homeowners might expect to pay several hundred dollars for an initial consultation as well as a fee of several times that amount for the first month of a fully furnished, professionally decorated home. Rates for subsequent months tend to be lower than for the initial month, but many homes that have been professionally staged aren?t on the market much longer than a month. In fact, studies have shown that staged homes often sell in half of the time of other comparable properties.

Having your home professionally decorated in order to sell it isn?t something that everyone needs to do. But in markets with slowing real estate sales, staging a home may be the difference between selling the house this week and selling it three months from now. For many sellers, the investment is more than worthwhile.

The Wacky Eating Habits of a Toddler

Once your child begins to leave the world of baby food behind, meal times can be a roller coaster ride. Toddlers are notorious for being fickle and picky eaters. But, how you handle your toddler's eating habits at this age can have an impact on their eating habits for life.

Toddlers thrive on routine, including mealtime routines. When you disrupt this routine, it can wreak havoc. Unfortunately, sometimes this need for routine means that your toddler wants to eat the same food at every meal for six weeks. Don't obsess about this, but do continue to introduce new foods. For instance, if the favorite is macaroni and cheese, you might try switching the menu to the same macaroni noodles but with a little butter instead of cheese sauce. Then add some grapes or apple slices, and see how it goes. Lie about the name if you need to (this is macaroni and butter cheese, yum!), but offer some alternatives.

My experience has been that alternatives will only be tolerated if the rest of the routine is maintained. So, I never try to get a toddler to eat a brand new food in a restaurant. Only in the privacy of my home, where she can sit in her usual seat, at her usual time will I offer some new food. The main point here is that you must continue to offer other foods. If you are content to let them munch on French fries and mac and cheese forever, they may never be willing to try new foods.

One of the best ways to get your toddler to try new foods is to eat them yourself. My daughter wants anything I'm eating if I haven't offered it to her. So, when she asks to try it, I grudgingly give her a few bites of my food, making sure she understands that I was really enjoying it, but am willing to share. After a couple of days of this, she is ready to eat the same food, calling it her own.

Don't lose hope- nutritionists say that most children get a fairly well rounded diet if one is offered to them. Just find the healthy foods they will eat, and offer those more often than the less healthy ones. But, keep trying those new foods so that your child is reminded that there are more things to eat than macaroni and cheese!
