Helping Kids Beat the Boredom Blues

Many kids are so dependent on electronics - television, games, CDs, and videos - they are lost when these things are unavailable. A power failure or loss of television privileges causes some kids to have an emotional meltdown.

Loving kids doesn't mean we have to entertain them every minute. When we provide nonstop entertainment for kids we are actually harming them. Kids need down time, lazy, quiet moments when they can listen to their thoughts and let their imaginations run free. We can help kids learn how to beat the boredom blues.

First, we can give kids suggestions, and that's what this article is about. Second, we can stock up on supplies like school glue, markers, colored paper, and craft scissors. Third, we can get them started and supervise when necessary. These activities are fun for kids of all ages.

CAMERA ACTION. Provide each child with a disposable camera and have him or her take photos of the house, yard, friends, pets or shapes. Older kids who have their own cameras should have several rolls of film. Display kids' photos on the refrigerator door, on posters, or put them in an album. You may wish to frame several special photos.

PERSONAL PILLOW CASE. Give each child a white pillow case. (Watch for white sales and discount store deals.) Kids decorate their pillow cases with fabric paint. Buy a variety of colors in small bottles that have narrow tips on them. To keep paint from soaking through to the other side, put a brown paper bag inside the pillow case. This is a great slumber party activity!

WALK AND TALK. Log onto the Pedestrian and Bicycle Information Center at http://www.walkinginfo.org and print out the Walkability Checklist. Give each child a copy of the checklist and a pencil with an eraser on it. Kids walk around the block or neighborhood and rate the area for walking safety. How is your neighborhood doing?

BUTTERFLY GARDEN. Buy some nectar plants - Asters, Black-eyed Susans, Daisies, Lavender, Marigolds, Lilacs - and plant them in a sunny place. If you don't have garden space plant several plants in a large clay pot. To attract butterflies put a pan of water in the garden and a piece of ripe fruit next to the pan. Kids track the different kinds of butterflies that come to visit.

ROUTE 66. Kids choose a state they want to visit, such as Texas. Next, they read library books and/or Internet articles about the state. Kids decorate a table, porch, or deck with things that represent the state, such as red, white, and blue streamers, the colors of the Texas flag. Finally, kids enjoy foods that represent the state.

COMICAL PLACEMATS. Give each child several pages of comics. Kids cut the comics into squares and plan their designs on the table top. Then they stick comics squares on clear, adhesive plastic cut slightly larger than placemat size. Kids lay a second sheet of plastic over the comics and rub it to remove bubbles. Any remaining bubbles are pricked with a pin. Using craft scissors, cut a decorative edge around the mat.

BOARD GAME CARNIVAL. Kids plan a board game carnival: date, time, place, invitations, refreshments, and prizes. (Young children will need help with planning.) The carnival may include a variety of board games or focus on one game, such as Scrabble. Give every child a favor and a larger prize to a few champs.

ROCK COLLECTION. Each area of the country has its own rocks. Provide each child a plastic ice cream bucket (gallon size with a handle on it), a magnifying glass, and digging tool. Take them to a place where rock finding is easy. Kids collect rocks, bring them home, wash them, and learn more about them. Do any of the rocks contain mica? How are striated rocks formed?

ALL ABOUT BUTTONS. Look around the house for old buttons and/or buy them in bulk at a craft store. (You can get dozens of buttons for $3.99.) Using child-safe glue, kids stick buttons onto wooden picture frames or cardboard boxes. School pictures may be displayed in the frames and boxes may be used for jewelry.

With practice and help from us, kids can learn to beat the boredom blues. In fact, the kids will enjoy it. Kids who know how to beat the boredom blues grow up to be interested, active, and productive adults. Beating the boredom blues is a lifetime skill worth nurturing.

What You Need To Know To Stop Foreclosure on Your Home

Understanding how to stop foreclosure is essential, especially if you find yourself unable to make mortgage payments. The faster you act when facing financial problems, the easier it will be to stop foreclosure homes. The longer you are in denial, the fewer options you will have.

If you can, arrange with your lender to pay as much of your arrears as possible up front. Pay the rest in agreed-upon monthly increments in addition to regular payments. For this to work, you need a down payment and proof of income. However, most lenders will happily accept this agreement and stop foreclosure proceedings.

You can try forbearance. In this situation, the creditor agrees to stop foreclosures proceedings and legal action. In exchange, the debtor must agree to pay a specific sum of money, make property repairs, or possibly put the property up for sale.

Types of Bras

There are many types of bras available on the market. It has been estimated that about 75 to 80% women do not wear a proper fitting bra. Selecting a bra is a simple process provided you are aware of the different types available.



The most sought after bra is the push up. These bras have padding in the cups or contain silicone insertions to give shape to the breasts. Ideally suited to facilitate and show off plunging necklines, these bras are a fashion statement and are used to lift the breasts and give them a unique shape. Some of these bras are half-cupped and are best suited for a bare-minimum covered look.

Leg Shaving

Leg shaving refers to the removal of hair from the leg region. It is a very common practice amongst women and some men, especially those who are into sports such as cycling, swimming and gymnastics.



For women, the practice of shaving the legs began when clothes with rising hemlines became popular. Hairy legs were deemed to be unattractive and several beauty and fashion writers advocated the removal of hair from the legs. The introduction of safety razors made it all the more easier for women to shave off hair from their legs, arms and armpits.



The best position to shave your legs is to stand in the bathtub or shower with one leg hiked halfway up. Most people find shaving cream works better than soap and helps with sensitive skin. Be very careful around the ankle, the kneecap and the top of your shin, particularly if you have prominent bones. These areas are more likely to be cut than others. Avoid shaving the same area more than once or twice to prevent additional irritation. Be sure to change the blades or replace razors frequently. You can also use electric razors for shaving.



Once you have all the areas shaved, rinse with cool water right away. The secret to preventing those irritating azor bumps is to apply a very light layer of moisturizer on the legs after the shaving them. Any common moisturizer can be used on the sensitive areas.



Usually one can shave the legs once or twice a week in order to keep the skin smooth and hairless. The frequency of shaving also varies from person to person. It is a myth that hair grows back faster when it is shaved. Internationally Renowned Media Psychiatrist Dr. Carole Lieberman Interviewed







Norm Goldman, Editor of the book reviewing and author interviewing site interviews Dr. Carole Lieberman. Dr. Lieberman is an internationally renowned Media Psychiatrist who has appeared on several well-known television talk shows.



Today, Norm Goldman, Editor of bookpleasures.com is honored to have as our guest, Dr. Carole Lieberman. Dr. Lieberman is an internationally renowned Media Psychiatrist, and the author of Bad Boys: Why We Love Them, How to Live with Them and When to Leave Them.



 



Dr. Lieberman has appeared on Oprah, Larry King, Good Morning America, Entertainment Tonight, The Today Show, and Howard Stern. In addition, Dr. Lieberman is a Clinical Professor of Psychiatry, UCLA.

Good day Dr. Lieberman and thank you for agreeing to participate in our interview.

Norm:

Dr. Lieberman, would you explain to our audience what a ?Media Psychiatrist? is and what does he or she do?

Dr. Lieberman:
I have coined the term ?Media Psychiatrist? to mean both my work as an analyst of the media?s impact upon our psyche, and my work as a host and guest in the media, giving people insight into psychological issues.

Norm:


I notice upon reading your bio that you are also a script consultant and a behind the scenes expert. What exactly does this entail and how did you become interested in these disciplines?

Dr. Lieberman:I?ve always been interested in creating media that is psychologically accurate, so I work with TV, film and theatrical writers, producers, directors and actors as a script consultant. For example, I?ve been on staff for a decade at two soaps, The Young and the Restless and The Bold and the Beautiful?and won 3 Emmys for my work. I?ve also written, produced and directed my own TV cable show.

Norm:

Will you share a little bit about your book Bad Boys: Why We Love Them, How to Live with Them and When to Leave Them. Is there an underlying message in your book?
Why did you feel compelled to write this book? How did your book come about?


Dr. Lieberman:


Bad Boys is a self-help book that helps both women and men better understand their relationships. I describe 12 different types of Bad Boys?from the Compulsive Flirt to the Power Mad Prince to the Misunderstood and Married. A woman?s relationship with her father sets the stage for what kind of man she is attracted to when she grows up. By understanding this attraction, she no longer needs to be a victim of bad boy behavior, and can learn how to tame most of the different types. I felt compelled to write this book because I realized I had already done a lot of the ?research??from my own relationships and from heartbroken men and women I treated in my psychiatric practice. The book came about when my co-author, Lisa Collier Cool, suggested we do a book together, after she had interviewed me for an unrelated article she was writing for a woman?s magazine.



Norm:



How have you used the Internet to boost your various careers?



Dr. Lieberman:


It is very helpful to have a website (though mine needs to be updated?and will be when I finish my current book)?so that people can find out who you are. For example, when I appear on TV or when I host my Internet radio show on voiceamerica.com, oftentimes viewers and listeners want to know more about me. It is also helpful when bookers from shows want to see a quick bio. Publishers also look authors up on the Internet, when they are considering them for a book deal?so there are no surprises!



Norm:


I understand you have a few new books that you are working on. What makes you write a new book, and perhaps you can tell our readers something about the books you are about to publish.


Dr. Lieberman:


I am bursting-with-books and can?t get them into readers? hands as fast as I would like! Right now, I am on deadline for the book Dreams, Interrupted: The Psychological Survival Guide for Coping with Terrorism. I?m really excited about it, since it will help people break through their denial about living with the fear of terrorism. Only when people can acknowledge their fear and recognize that they?ve adopted unhealthy coping mechanisms (like drinking and eating too much, not putting their heart into long term goals, etc.) can they truly seize the day and make the most of their life. There are also chapters on protecting our children and teenagers, which are very much needed.



I?ve also written a book called Love Transplant: A High Risk Affair of the Heart, and have almost finished the book Murder By TV: A Descent Into Madness, about the Jenny Jones Talk Show Murder. I was the psychiatric expert witness for the man accused of murder, and saw first-hand the truth behind the false headlines. I also plan to write a book about the impact of media violence, since I have long been an activist against violent movies, TV shows, videogames, lyrics, war toys, and so on, because of the copycat violence they inspire.



Norm:


As a follow up, can you explain some of your research techniques, and how you found sources for your books? Any unique ways you'll be marketing your books that is different from how others authors market their books?


Dr. Lieberman:


The answer to this question varies according to the book. The ideas and the opinions in the books are my own, based upon my knowledge and experience as a psychiatrist, for the most part. When I do research, it?s for facts.



As for marketing, I try to look for unique opportunities and for news angles, taken from the headlines. I also have a personal publicist who is creative.



Norm:



I just completed reviewing a book wherein the author, Al Siebert, a psychologist, states that clinical psychology and psychiatry are not mental health professions but rather mental illness professions. There does not seem to be any focus on what makes individuals mentally healthy, but rather on what causes mental illnesses and how do we go about treating these illnesses.



Do you agree or disagree with the above, please elaborate.



Dr. Lieberman:


I have not read Al Siebert?s book, so it is difficult to comment. I can say that, in general, it is crucial to help a patient understand what caused his problems (notably traumas in childhood) before you can help him attain mental ?health?.



Norm:



Is there anything else you wish to add to our interview and what is next for Dr. Lieberman?



Dr. Lieberman:


Dreams, Interrupted will come out in early 2006 and I am looking forward to being able to make this contribution to society. Books are a way of reaching people and affecting their lives in a very personal and positive way.



I have a few other things up my sleeve, but what fun would there be if I told you everything at once?

Housing Bubble Cool Not Popped

Has the housing bubble finally burst? Or has it cooled down?

According to DataQuick Information Systems ?A total of 27,286 new and resale homes were sold in Los Angeles, Riverside, San Diego, Ventura, San Bernardino and Orange counties last month. That was up 10.3 percent from 24,748 for the month before, and down 11.7 percent from 30,886 for May a year ago.? Statistics like these may support that the real estate market?s bubble hasn?t necessarily popped, but has slowed down.

Other facts that DataQuick published, the move-up category of home sales, when homeowners literally move up from a 2 bedroom home to a 3 bedroom home, have slowed down. But the entry-level homes and mid-range home sales have not slowed down and those prices are still rising, but at a slower pace.

Foreclosures are showing a moderate increase in numbers which means this market could be easily tapped by home buyers and investors. Today the availability of costume jewellery is awesome. There is so much to choose from that many of us are like kids in a sweet shop when we go shopping for that special item. Alongside precious and semi precious stones there are pearls (cultured, fresh water, simulated, glass) crystals (Czech, Chinese, Austrian) in all shapes and sizes not to mention an array of different settings. It is not surprising that many of us have difficulty in choosing that special piece of jewellery to complete an outfit.

A carefully chosen item of jewelery can work a magic spell on your look and is just as important as your choice of outfit. In addition to Jewelery complimenting a certain style of clothing it can help accentuate or disguise physical features. However there are more factors to think about than just whether something suits you. A well-chosen piece of jewelery must be comfortable, complimentary but also liked. If your height dictates that you should avoid dangle earrings but you just have to have them, it is important to wear and enjoy them. Your choice of jewelery is a statement about who you are just as much as it is about what suits you.

The following are some tricks that I have amassed over the last 18 years designing jewelery. I hope that you find them useful.

Face shapes
There are primarily 5 different face shapes (oval, rectangle, round, heart and square) and each of these shapes suits a different style of jewelery. However it is not easy to identify which shape you are. Also it?s not just your face shape that needs to be taken into account, as your build (petite, medium, large) is also an important factor in getting the overall look right.

How to determine what face shape you have
Pull your hair away from your forehead with a hair band and stand in front of a well-lit mirror. Its better if you have a friend to try this out on each other.

An oval shaped face has a wide forehead, prominent cheekbones that gradually narrows to a small chin A heart shaped face is similar to an oval shaped face except that the cheeks appear wider in relation to the chin, which is very small and often pointed. A round face is widest at the cheeks with no angles. Long faces have a forehead, cheeks and jaw line of roughly the same width Square faces also have forehead, cheeks and jaw line of roughly the same width however they also have a very strong straight jaw line

As a simple rule if you choose a style of jewelery the same shape as your face you will accentuate it.

Oval face
This is the easiest of the 5 as any style of earring will suit.

Long/ face
Going by the rule above long earrings will make your face appear longer. If you want to disguise a long face short, stud earrings are best matched with a round necklace and neckline. A v neckline will accentuate the length of the face.

Round face
Round/hoop earrings will accentuate a round face. Long, slim earrings will give the impression of length. Add to this either a pendant or V shaped necklace to a V shaped neckline

Heart face Women with a heart shaped face have a narrow chin. If a narrow chin needs disguising choose earrings that are wider at the base. If your heart shaped face is your best feature it will be accentuated with earrings narrow at the base.

Square face For women with square shaped faces avoid harsh angular lines, rather opt for hoop or round shaped earrings with a round necklace Also avoid a square neckline.

Necklines We have addressed, round, square and V necklines but what about strapless and backless.

Strapless dresses look great with choker or simple round necklaces or just a long pair of dangly earrings Backless dresses, or those with a deep V at the back look great with a lariat necklace. This looks like a simple round or pendant necklace at the front but has a string of beads dangling down the back.

Want to look shorter?

If you are tall and want to appear shorter choose either a choker or round style necklace, avoiding long strings of beads. If you have a long neck that you want to show off, long slim earrings and a round necklace are a must.

Want to look taller?

If you are petite and want to look taller opt for V shaped necklaces and avoid choker styles. The longer the necklace the taller you will appear, but not too long-the princess length of necklace at 18 inches is long enough. Very long chunky earrings may dwarf petite frames. If you have a short neck this will appear shorter the longer the earrings that are chosen. Very fine short dangle or stud earrings are the most complimentary.

Chest size Your chest will look larger with a round neckline, halter neckline, polo neckline and choker /round necklaces. It will be minimized with a V neckline and V or pendant shaped necklace.

Bracelets Bracelets can add that finishing touch to your overall ensemble The choice is endless with so many designs about but the most suitable for your frame is as follows. Larger builds can cope with chunky, or many layered bracelets. Also a wide band or cuff looks great. For petite frames fine delicate bracelets will compliment small hands and wrists. .

Finally, always take note of what you are wearing when someone compliments you on how well you look as this is an affirmation as to your choice of style and colour. Happy jewellery hunting!

Effectiveness of Car Seat Clinics Confirmed

Workshops conducted to instruct parents on how to secure their children safely on their car seats are deemed quite effective as per a study done by Safe Kids Worldwide. The research takes into account the performance of parents who have undergone child passenger safety clinics held in 29 different states back in 2005.

The review showed that 45 percent of parents have improved their skills in securing their children safely on their booster seats at a second child safety seat clinic. The parents have improved their child safety seat skills after having undergone hands-on instructions on the first safety clinic conducted. While a significant number of parents have benefited from such clinics, Safe Kids Worldwide also cited that there is still room for improvements.

One of the aspects that Safe Kids pointed out that needs improvement is the number of people being reached by such endeavors. The clinics conducted only reached highly educated parents while the less educated sectors did not benefit from the said safety clinics. ?We need to do more to reach the communities that need our help most,? Lorrie Walker said. Walker is the training and technical manager for Safe Kids Worldwide. ?Safe Kids? network of more than 600 coalitions and chapters in the United States has the flexibility and skills to meet the needs of each community we serve,? Walker added.

In response to the said problem, Safe Kids and its supporters are working to create more inspection stations in economically disadvantaged neighborhoods. Their leading financial supporter is General Motors Corporation. ?Safe Kids has tools to help educate families of all backgrounds. We need to keep working to reach high-risk groups of parents with communication and training to keep their children properly restrained every time on every trip,? Bob Lange said, GM?s executive director of Structure and Safety Integration. Currently, the organization employs 119 Mobile Car Seat Check Up Vans to reach those communities which have no access to the group?s permanent inspection stations. Nationally certified child passenger safety technicians are also part of the campaign so as to further give the right kind of information to parents and guardians.

Safe Kids also shared that such clinics also need to reach families with older children. Their research shows that on their previously conducted clinics, the most number of participants are children below four years old. This presents a problem since their organization recommends that children should be provided with a booster seat until they are about four feet and 9 inches in height and weighs 80 to 100 pounds. Most kids reach this height and weight by the time they are around 8 to 12 years of age. ?In the event of a crash, a belt-positioning booster seat and safety belt provide better protection for most tweens than the adult safety belt alone. Children in this age group are among the least likely to be in the correct restraint. We need to make booster seat use among tweens who need them just as automatic as it is for small children to ride in car seat,? Walker said.

The continued dedication of Safe Kids in educating parents on how to secure their children safely is in consonance with a study that shows how correctly used child safety seats increase the safety of children. Risk of death of children as a result of crash is decreased by 71 percent for infants and 54 percent for toddlers when the child is properly secured. Using belt-positioning booster seats also cuts the risk of injury to a child by as much as 59 percent. In cases where an EBC rotor and calipers is not enough to avoid crashes, proper installation of child safety seats plays a vital role in the protection of your most precious cargo.

History of Board Games

Board games are certainly a lot of fun and they have been around for a long time. They bring friends and family together for friendly competition and the outcome is different every single time the game is played. Perhaps that is why the board game has not declined in popularity throughout its long history.

The history

Speaking of the history of board games, you will find that they have always been played upon a flat surface that is called the board. It is believed that board games have been around for 4,000 years, but unfortunately the written history does not extend back that far. However, there has been talk of board games discovered that extends back beyond 3,500 years.

Being that Asia tends to be the area in which some of the most historic facts are found, it isn't until 400 B.C. that the board games seems to have been discovered. However, the history of board games reveals that they were quite popular in ancient Greece and then spread throughout Europe. Eventually, the board game made its way to the United States where people have enjoyed them for centuries.

Nevertheless, the history of board games does not end there. There are both strategy games that involve trapping the opponent in some way and then there are racing games where the player's pieces are moved toward the finish line. Whoever reaches the finish line first is the winner.

One of the most popular racing games that come about in 1904 went by the name 'The Landlord's Game.' This is known as being one of the earliest forms of Monopoly. It wasn't copyrighted until 1933 when Charles Darrow decided to sell it for profit. It was not known who made the first version of the game, but he cashed in on it by selling versions that used different street names based on the area in which the players resided. It was also printed on tablecloths rather than boards with trinkets from around the house used as game pieces.

Today

You will find that today the history of board games continues. Many of the games that our parents and grandparents enjoyed as children are still manufactured. We see Monopoly coming out with various editions and it has never seemed to decline in popularity. Nevertheless, the board game is a great way to get family and friends together for some friendly fun and good conversation. The history of board games shows that this has been a result the entire time, which makes the board game a true family activity. If you can't get the kids to slow down long enough to talk, invite them in with a board game. You'll be glad you did.

Maryland Child Safety Seat Laws

Are you living in Maryland? Do you have plans to drive around Maryland with your baby? Before you go out and tour your baby around the state of Maryland, note first that just like the other places in the world, Maryland has its own child safety seat laws. These laws are passed and maintained by the authority itself for every adult to comply so to avoid children?s deaths and injuries caused by car crashes.

The Maryland child safety seat laws have been around for years now. It was made effective on October 1, 2003 for people to follow the rules to maintain safety for children on the road.

There is one main requirement covered under the Maryland child safety seat laws. The requirement states that all children younger than six years old must be secured in a child safety seat that is approved by the federal standards and installed according to the safety seat and vehicle instructions of the manufacturer. This requirement applies to all children of the said age regardless of weight.

Also, if a seven year old child weighs only 37 pounds, or a 3 ?-year old child weighs 42 pounds, he or she would be required to use a federally approved child safety seat. It is important to note that under the Maryland child safety seat laws, the term ?child safety seat? includes not only the infant seats, convertible seat, and forward-facing seats, but also booster seats. The term ?federally approved? refers to those seats that fit certain child?s size, age and weight.

It is further worth noting that those who are traveling with a vehicle that is registered outside of the state are still subject to the rules set by the Maryland child safety seat laws which apply to children aged younger than 4 years, regardless of weight and age. In addition to this, it is maintained by the Maryland child safety seat laws that an adult is not allowed to bring and transport a child younger than 16 years of age unless the child is secured in a child safety seat or on a seat belt. Children below this said age are not even allowed to ride in an unenclosed cargo bed of a pick up truck.

If, for instance, a violation of the Maryland child safety seat laws is noted, the vehicle can be stopped and the driver issued a citation for a violation. Along with this, the driver is required to pay a fine. At present, drivers who bring children but failed to buckle up the child or allowed the child to ride in an unenclosed cargo pick up truck bed are subject to pay $48 to $50 as fines for the violation of the Maryland child safety seat laws.

To avoid unfavorable consequences, don?t forget to buckle up your child in a federally approved safety seat when traveling in Maryland. Conform to the rules.

The Wacky Eating Habits of a Toddler


Once your child begins to leave the world of baby food behind, meal times can be a roller coaster ride. Toddlers are notorious for being fickle and picky eaters. But, how you handle your toddler's eating habits at this age can have an impact on their eating habits for life.


Toddlers thrive on routine, including mealtime routines. When you disrupt this routine, it can wreak havoc. Unfortunately, sometimes this need for routine means that your toddler wants to eat the same food at every meal for six weeks. Don't obsess about this, but do continue to introduce new foods. For instance, if the favorite is macaroni and cheese, you might try switching the menu to the same macaroni noodles but with a little butter instead of cheese sauce. Then add some grapes or apple slices, and see how it goes. Lie about the name if you need to (this is macaroni and butter cheese, yum!), but offer some alternatives.


My experience has been that alternatives will only be tolerated if the rest of the routine is maintained. So, I never try to get a toddler to eat a brand new food in a restaurant. Only in the privacy of my home, where she can sit in her usual seat, at her usual time will I offer some new food. The main point here is that you must continue to offer other foods. If you are content to let them munch on French fries and mac and cheese forever, they may never be willing to try new foods.


One of the best ways to get your toddler to try new foods is to eat them yourself. My daughter wants anything I'm eating if I haven't offered it to her. So, when she asks to try it, I grudgingly give her a few bites of my food, making sure she understands that I was really enjoying it, but am willing to share. After a couple of days of this, she is ready to eat the same food, calling it her own.


Don't lose hope- nutritionists say that most children get a fairly well rounded diet if one is offered to them. Just find the healthy foods they will eat, and offer those more often than the less healthy ones. But, keep trying those new foods so that your child is reminded that there are more things to eat than macaroni and cheese!

Top 6 Significant Board Games

Descent, the board game, is not at all related to Descent the pc game. As a matter of fact this is an improved version of the Doom board game which belongs to Fantasy Flight Games' series of fantasy board games which include Lord of the Rings, War craft III, World of War craft and Rune bound.

In any case, we tried it and it felt like a merging between an MMO and a table top game - You have characters that kill hordes of monsters using brawn, magic and cunning. After playing the game for the first time, as we normally do we discuss the good and bad points of the game. This discussion led to the argument of which was the best board game ever.

Let me breakdown the list of what we came up with from the lowest to highest:

6. Psychologizer is like Fibs or Not only in the sense that the players are required to tell stories about their lives and it is up to the other players to try and psychoanalyze the others. This is a bit of a serious game but it is great for a small group who would like to get to know each other. I personally like this game because the first time I played it, I ended up being the girlfriend of one of the other players.

5. Junta is a fantastic game but results in the complete opposite effect of Psychologizer. The objective of the game is to be able to acquire complete power and wealth in a simulated banana republic. The problem lies in the fact that it is a no holds barred kind of game where in you can do anything to win the game - the more corrupt you are the higher the chances of you winning the game. I have personally seen friendships strained because of this game but as long as you are a good sport it is quite a lot of fun.

4. Chess is the oldest board game around whose original date cannot be fully deciphered as there are numerous variations of it in different cultures in ancient times. The variation that is being used now, however, dates back to the 15th century in Southern Europe. You may think that this is a corny choice but hey, this has been around for centuries, and its lasting power is definitely a testament to it being one of the best games in town.

3. Scrabble is a classic board game. Like Chess, Scrabble's enduring popularity is a testament to its success as a board game. It's not very active but it's intellectually stimulating.

2. Cranium is the one stop shop of board games that will definitely entertain a big group of friends. The categories include trivia, performance, language and the arts. The manner in which you answer the question as well requires a lot of innovation and ingenuity from the players. It is a fantastic game for a party and utilizes the multiple intelligence of each member of the team. I personally love the performance category.

1. Monopoly for me is the best board game. I have to say that I learned how to manage my finances because of Monopoly. It has also taught me how to be ambitious. And Most of all it is absolutely fun. Apart from these lessons it is absolutely fun. Oh how I love it when I own the Boardwalk and they just so happen to stop there. At least, the members of Ibeatyou.com agree with me as far as Monopoly being the best game is concerned.

Yes, I know that there are numerous board games out there that may be better than my list. I do not doubt it but these are the ones that are most significant to me. Why don't you give me your own lists?

Choosing a Home Inspector

One of the most important people you will meet in the purchase of a home is your home inspector. While most people have their homes inspected, many don't really think about the person inspecting the home.

We've heard horror stories of inspectors who miss major defects, skip over major problems or find problems that they can fix for a small fee.

But these aren't reasons not to have your home inspected. They are reasons to look more closely at your home inspector choices.

It is important to make sure that your home inspector is well trained and insured, especially since he or she will help you decide whether or not this investment is a good one for you. Look for the following things in a home inspector:

  • Your inspector should be properly trained in all aspects of home inspection and is up to date in changes in residential construction techniques and systems.
  • The inspector should be certified by a reputable training institute. He or she should test annually, such as required by the National Institue of Building Inspectors.
  • The inspector must have insurance coverage. This includes general liability, worker's compensatio and Errors and Omissions insurance. If you find an inspector that doesn't carry the E and O insurance, it is an indication that the inspector has no formal training or a poor track record in the industry. It is the same as malpractice insurance for doctors.
  • The inspector should be willing to provide a written guarantee to back up his or her inspection findings.
  • An inspector should only be an inspector. You don't ever want to do business with an inspector who is also a contractor. This gives a conflict of interest, an opportunity for repairs made for problems found.
The inspector is very important. You want to make sure that you are doing business with someone reputable. Even if he says he is certified, you must make sure that there is insurance in place. Don't be afraid to ask questions. If the inspector is hauty or doesn't want to answer easily, look for another inspector. After all, this is a major purchase. You want the best people on your team.

Costa Rica Watch Out for the Real Estate Sharks

Thinking about buying real estate in Costa Rica? It could be a great investment or your biggest headache. Read on to learn how to stack the odds in your favor.

Costa Rica does not regulate the real estate business and this leaves you, the buyer, at a huge disadvantage. All real estate agents in Costa Rica are in business for only one reason - to make money. They only make money when they sell a property. All the agent wants is your money. The expression ?shark? is a very fitting synonymous for ?real estate agent.? However, in my opinion, it is it is a derogatory comment about sharks.

Agents can be great people, best friends and can even be from your home country but do not trust them as the final authority with your investment money. They do not have your best interest at heart.

Here is my personal list of real estate stories (lies?) that I have heard from several agents in Costa Rica.

1. All Ticos (Costa Rican's) are out to screw you! I have found that some are and others are not out to take advantage of you financially. After living here for a year, personally I am more leery of Gringos trying to sell me something than the Ticos. This is because I know what the Tico wants but do not know the Gringo?s true agenda. Anyone who uses such generalizations should be included in the group that they are criticizing.

2. ?We don?t mark up property like other agencies...? They may not use the same % of markup (called ?Net Listings? which are illegal in the US) but don?t believe them unless they will let you or your attorney talk directly to the seller to verify the asking price. There is one very well known agent in the northern central valley that has previously openly advertised that he doesn?t mark up properties when in reality he does mark up property whenever he thinks he can do so. I forgot the exact words he used but the gist was: Real estate in Costa Rica is unregulated so we can do anything we want.

3. We charge a commission to the buyer because Costa Rican?s don?t pay commission. What a line if I ever heard one! Costa Ricans are not dumb and they know that to sell the property, they probably have to pay someone to find a buyer. Is the agent double dipping? I don?t know but I am willing to bet that nine times out of ten the seller is paying someone to get the property sold and the agent is making money on both sides of the transaction.

4. You or your attorney cannot talk directly to the seller. The excuse often given is that they are afraid your attorney is unscrupulous and may steal the property or something like that. My supposition is that the agent is either marking the property up and/or charging the buyers a commission while the seller is also paying a commission.

5. ?We have already done all of the due diligence for you.? When problem arises the water or electricity or the neighbors, your agent is not going to pay to fix it, rather he will say something like ?Gee I?m awfully sorry, I didn?t know about that.? One agent is advertising that they have done ALL of the due diligence on their properties before they list them. If that is the case, I wonder why the property I purchased from that agent doesn?t have any water available when he stated to me that it had water on the property.

6. Your agent states that he is making a full and truthful disclosure to you. California has one of the toughest disclosure laws in the real estate industry while Costa Rica has none. One agency in the northern central valley is currently promoting a house they are building on speculation by saying Vulcan Poas is not dangerous. In March, 2006, Vulcan Poas roared back to life (it is and has been one of the two most active volcanoes in Costa Rica) and scientists are now concerned because the water temperature of the lake is some 30 degrees hotter than normal. Is this a full and accurate disclosure? Not in my opinion.

7. Your earnest money deposit is not refundable. Some agents use contracts or ?letters of intent? that state that deposits are nonrefundable and that the seller receives the deposit immediately! You can and should write a purchase contract where your deposit is held in escrow and is refundable if certain conditions are not met. I strongly advise that you think long and hard about a deal if the agent says you have to make a nonrefundable deposit.

8. The seller can change his mind any time he wants and refuse to sell. Again, some agents do not know how to or do not want to write a correct contract. If you have a purchase option and have it recorded, it will be much more difficult for the seller to back out.

9. You don?t need to use your own attorney. Just read our personal experience with attorneys and you will see why it is imperative that your attorney represent you and only you.

10. You have to pay all of the closing costs. The custom in Costa Rica is to split the closing costs equally between the seller and the buyer. Of course you and the seller can agree on other terms but don?t start off by offering to pay for everything - that just makes the job easier for the agent.

11. You don?t need a new plano. Your plano is a legal survey of the property. Unless you get a new plano you will not know for certain that what you are looking at is really what you are buying. It is a fact that some fences are occasionally moved by the neighbors and a lot of older surveys are flawed.

12. Don?t worry about utilities... The previously mentioned agent and his associates use practically the same story for every lot they show to their clients - ?Electricity should cost about $3,000. The road should be about $2,500 and water is right over there.? Just make sure you verify everything with the proper authorities and get real estimates from the people that will be doing the work. Don?t be surprised if you find out that the real costs for installing utilities are up to 10 times as much as the agent stated.

13. The water is safe to drink. Over 90% of the surface water in Costa Rica is polluted with gray water runoff, industrial pollution, farm run-off and human waste. Even the large municipalidades have problems with human waste and gas getting into their wells. If you don?t know where the water is coming from get it tested.

14. Gringos are more honest than Ticos. This is a common misconception or misplaced belief on the buyer?s part that makes them feel more comfortable parting with their money. It is really easy to fall into this ?comfort trap? and believe that all Gringos are honest. The simple fact is that it is easier for a Gringo to sell property or an investment to another Gringo. Think about it - Why are all of the international time share resorts are staffed with Gringo sales people?

15. No, the lot isn?t too steep... If the property is steep you have two options: Build on piers which is more costly or: Cut out a building pad. Either way make sure you allow for adequate drainage. I have seen some lots carved out of a hillside where there is bare earth for forty to fifty feet almost straight up. Landslides are common in Costa Rica, even though it is practically all volcanic soil. Don?t think your lot is an exception unless you obtain an engineer?s opinion. My uneducated opinion is that a retaining wall just delays the inevitable. When in doubt ask an engineer, not your agent.

16. Ticos are not litigious like people from the US. This is an out right lie. There are so many suits pending in Costa Rica, some courts are backed up for up to 10 years.

17. ?I am an expert on Costa Rica real estate.? Ask them how long they have been in the country selling real estate. If they have not lived here full time for at least 10 years, then they, like me, are not experts.
