For tourists, it is always a great fun to read in a booklet that the city they are going to is he best shopping venue, as any city will call itself the best one. However, you may be sure that Manhattan, New York is like a shopping paradise.
Most of the Manhattan grocery stores are quite typical with standard choice of goods. But, if you live at yappi district there are two places worth visiting: Zabar's and Fairway. Vitamin Shops might be of special surprise to you. There is a wide choice of vitamins - note that Americans take them daily. There are vitamins for pregnant women in their middle thirties, for schoolchildren that do not study well, for those who win Olympic games... The choice is amazing.
If you have a sense of humour, jokes shops is something that you will be keen on. There are no banal things here - only the most curious ones.
But the best shops are, of course, Clothing and shoe stores. The most popular ones are huge DAFFY'S, TJ MAXX'S, SYM'S and Century 21 shops with their excellent choice of clothes for reasonable prices. For instance, you will find a lot of high-quality clothes made by unknown Italian brands here. Also, there are famous designer clothes that were produced in different years - the assortment is changing constantly so you will definitely be satisfied. Boutiques are also represented here with their latest collections, great variety, but sky-high prices as well. Those who are determined to come in will be welcomed by model boys dressed in expensive costumes.
Clothes that is most convenient and pleasant to wear is found at the casuals shops, like Gap, Old Navy, Banana Republic и Eddie Bauer. Gaps can be found all over the place and offer high quality goods that does not look cheap. Old Navy - the giant's junior line with more than 200 huge shops all around the USA; Banana Republic offers more expensive and exquisite clothes with black colours dominating in polished shoes, shirts and costumes.
Eddie Bauer assortment is almost the same as in gap. Clothes can be ordered by catalogue and the choice is really good.
Gant is on top of this list. Things are rather expensive here, but its really worth it.

Poker Etiquette Key Points You Must Follow When Playing Poker


In poker, the best rule to follow is to treat your opponents as you would like to be treated. All other rules and principles originate from this one concept. Not only will your opponents appreciate your good intentions, but by following this concept and some other key points, you will feel like a more confident, knowledgeable and skilled player at the poker table.


The first rule of thumb is to be as polite as possible. You should always play the game like you are playing with your best friend, except without all the talking. Maybe a better person to imagine is your boss. If you imagine your opponents that way, you will avoid swearing and other inappropriate behaviour. This will also likely improve your game. Bad form can really damage even the best hands, as it is likely to distract you.


Never toss your chips. This is rude and it prevents other players and the dealer from counting your bet. You may be forced to place more chips if your bet cannot be determined. Always move your chips neatly toward the dealer.


Use appropriate language, especially when talking the dealer. It's not the dealer's fault when you receive bad cards and it's not his fault you're a bad player either. He or she is merely doing his or her job, which likely entails long hours and low wages, so treat him or her with respect.


Rely on the dealer if you don't know how to read your hand. This is especially important if you are an inexperienced player. Don't ask other players for help at the table. This is extremely bad form.


The general rule to follow is that for every one player, there is one hand. That means you should avoid giving other players advice about their hands. This is better for you and better for your opponents, because your motives and strategy cannot be questioned.


Think about tempo. It is bad form to play too slowly. It can cause your opponents and the dealer much frustration. It also makes the game less exciting and can cause your opponents to lose their cool and take it out on you. You shouldn't play slowly unless you want to get a bad reputation at the tables.


Even though you may want to, don't pocket your chips. It is in appropriate to mislead other players about how much money you have at the table. Even if your only motivation is to hide them from yourself, keep them on the table.


Play only when it is your turn. This means that you keep your poker face at all times, especially when it is not your hand. This includes not making folding gestures out of turn and refraining from betting out of turn. Failing to do this can give your opponents insider information.


You shouldn't eat at the poker table. Anything that adds clutter to the table should be avoided. And, eating can make the cards or chips needlessly greasy.


If you have the winning hand, don't delay. It is bad form to hold your hand back to gain suspense if you suspect you are the winner. It will be embarrassing for you if you have to be asked by the dealer.


Don't expose your cards during the game. This is a simple idea, but one to follow nonetheless.


And, one of the most important rules of etiquette is to be silent. Even if you've been dealt an awesome hand and the community cards only make it better, there is a chance someone else can beat you. You don't want to have to eat crow later. Also, don't comment on others' actions, previous hands or games, your hand, opponents' hands and any other time you consider speaking, really. Choose your words carefully. It can protect your hand and others' hands.

Am I Really A Stroller-Monger?

I was reading A Modern Infant Armada, a humor column in Maclean's Magazine written by a fellow humor columnist. Writing about it now is a bit like a painter painting another painter or a singer singing about another singer (but it not like a cook cooking another cook.).

David Russell (yes, another humor columnist named David) laughs at his neighbor for parking both cars in the driveway to make room in the garage for four strollers for just one child. I laughed with him. Four strollers for just one baby is ridiculous, right?

However, David Russell becomes a parent himself, a condition that afflicts many unsuspecting homo sapiens, and he concludes that a call to his neighbor is warranted: I need to see if he can help me get a fleet rate.

Traitor! I cried out. Stroller monger!

Who's a traitor? my wife asked as she walked in the room. And just what is a stroller monger.

I resisted the obvious answer that a stroller monger is somebody who mongs strollers. David Russell. He says that one stroller is enough for any child, but then he decides to buy an entire fleet.

Say, we could have saved a bundle if we had applied for a fleet rate, my wife mused.

What? We don't have four strollers.

My wife smiled. It was a sweet smile you could just fall in love with...if you did not know that it meant, Oh yes we do!

We do not.

My wife took out her counting fingers. First there is the car seat, she said, pressing down the first finger. We snap it into the stroller base whenever we go anywhere.

OK, that's one.

Then there is the SUV, she said, pressing down on a second finger. The SUV is a full sized stroller. We bought it when we were still squeezing it on a downtown apartment. With no storage space, it stood in the entrance area, blocking our path to the kitchen and any hope of escaping if the place caught fire. The SUV is the Hummer of strollers.

OK, that is a stroller, I will grant you. But that's just two.

We also have the fold-up stroller, my wife said, pressing down a third finger.

But she's not even using it yet.

She will soon and we have it now, my wife pointed out. Then there is the old fold-up stroller we kept as a backup. That makes four.

You can't count duplicates. That's double counting.

It takes double the space, my wife insisted. We have four strollers.

I stared in silence. Slowly it sunk in. Yes, there were two Davids who were humor columnists, but there were also two Davids who were stroller-mongers.

Uh-oh. My wife was smiling again. She was watched for just the right moment to strike. Our baby has more seats in this house than anybody else has.

That's ridiculous. No sooner had the words left my mouth than I remembered the boomerang rule. Words like ridiculous, ludicrous, silly, stupid and big mouth usually apply only to the person who speaks them.

My wife rhymed off our seats, Three on the couch, two chairs in the living room, six in the kitchen, one in the bathroom and one at each of our desks. Plus the three red chairs Little Lady has in the living room. That makes 17.

Ha! I knew it couldn't be true.

Then came that deadly sweet smile again, the smile that said, Take my hand while I lead you around the house to see why you should think first and shout 'Aha!' later.

In the kitchen stood the high chair and the sit-in play saucer. In her office sat the rocking chair that never rocked and the bouncy chair that never bounced. There was the swing seat, and there were two cushion seats for sitting upright on the floor. She opened the door to the enclosed porch, and there were the four strollers and the car seat she would soon be using.

That makes 12, my wife tallied. We each have fewer than six.

I thought really hard. Aha! I said again, proudly pointing out that this time I had thought first and shouted 'Aha!' later.. We have three chairs on the balcony, and six on the patio. There are also six folding chairs for the fire pit.

Desperate times call for desperate measures, and there was no reason to forget all the outdoors furniture at a time like this. Unfortunately, there was no reason to forget arithmetic, either. Our baby still had the most seats in the house and outside the house, too.

Uh, do toilet seats count?

My wife smiled her sweet smile again, a smile that could only mean, So, stroller monger, what do you have to say for yourself now?

I knew that another humor columnist named David had just been labeled a traitor. Meekly, I mumbled. Lawn tractor seat?

Why Use Seller Financing?

Arranging a seller-financed transaction can be complicated, and typically, one or more attorneys get involved somewhere along the way. But there are several good reasons to use seller financing. First, it can make the property more marketable, especially when market interest rates are high. High interest rates translate into high mortgage payments, making it harder for some potential buyers to qualify for a loan. By offering seller financing at a lower-than-market interest rate, a seller can make his home more attractive to potential buyers.

Seller financing can also benefit a buyer who doesn?t qualify for institutional financing. With seller financing, the buyer avoids some of the institutional loan costs, such as the loan origination fee. And a seller may agree to a smaller downpayment, reducing the amount of cash needed to close the sale .

These benefits to buyers can translate into higher prices for sellers. For example, say a seller wants $250,000 cash for her property. A buyer might be willing to pay $257,000 if attractive seller financing terms are offered. In essence, the buyer would pay an additional $7,000 in exchange for a low downpayment, fewer closing costs, a favorable interest rate, and lower monthly payments.

Seller financing can also offer the seller important tax benefits. Because the buyer is paying the purchase price in installments over several years, the seller is allowed to spread out the profit from the sale over that same period. Only the profit actually received each year is taxed in that year. As a result, the seller can spread out the tax payments out over a longer period, and may be able to take advantage of a lower tax rate. Always advise a seller to consult an accountant or attorney about the tax implications of seller financing.

Change Your Outlook on Change

Its necessary for all life forms to evolve.  Change comes though many vehicles some hit us hard, others are rather sneaky.  But despite the challenges change brings, we know it is our natural state.  Its inevitable the world grows and we grow with it fueled by our emotions.  We are already designed to cry, express sorrow, frustration, anger, resentment, even give up for awhile and most of us choose to explore these feelings. But we are also designed to have hope, recover, be stronger, and inspire others as a result of change.  You are never, never alone because emotion gives us plenty in common - as a society, we are not yet Vulcans. 

What makes one person triumphantly survive loss and turn it into positive energy, while another in similar circumstances resign?  It has to do with our underlying assumptions on change.  I have two very dear friends; each have had a double mastectomy from breast cancer.  Losing body parts is devastating, not to mention living with the daily uncertainty of not knowing whether you continue to remain in remission.  Yet one woman has forged ahead as a life-force warrior, focusing on triumphs and wins of today.  She doesnt look back.  The other has difficulty moving forward not engaging in work outside her home, quitting her job, waiting for something to happen while in a state of self-imposed limbo.   Theyve processed their information in completely different ways.  Why?

Its because people want certainty before they decide to accept change.  Its a natural reaction.  Certainly our culture has become more comfortable with making choices that have predictable outcomes.  A current cultural disease we suffer from is predictability, reflected in our inability to accept change at a deeply personal level.  It applies across the board to choices we make with our finances, careers, or our relationships.  Science, especially when applied to health issues, has given us a false security blanket when it comes to certainty. After all, it seems weve been able to control nature. We like to think weve cornered the market on predictability and good planning, when the truth is we live in a time where prediction is more intuition and common sense than science.  To embrace change, we need to release the umbilical cord we think we have to outcomes of certainty.  In other words, stepping off of the plateau requires a huge amount of trust.  Your fall will be broken somewhere at the right time. Believing that is what allows us to cope.  It is the first step, unsupported by any scientific doctrine.  And its a big one. 

No matter what science pronounces, whether it is in the form of a diagnosis, prognosis, or the state of the environment, there is no sure thing.   Science has already given us permission to accept truth with a margin of error in just about anything.  There is always the possibility something may exist, or not exist, despite what patterns indicate.  Truly, it is a useless endeavor to let science, or proof for that matter, hold you back from moving forward. Whether it is health, or other issues surrounding job loss, divorce, or death, you will successfully navigate through change and elevate the quality of your life by knowing anyone can beat the odds.  There is evidence everywhere, not just from Christopher Reeves, Mattie Stepanak, or those whose stories you find in People magazine, but from the dry cleaner, your third cousin, your own child.  Almost everyone you know has a story of beating the odds.  Lets pay attention to the real evidence instead of looking for ways to prove that we cant make it or the odds are just too great.

Adopting a new attitude on adversity requires big picture thinking on the subject of change.  View life, and spiritual development for that matter, as an upward spiral where you experience some of the same lessons over and over again.  Is it because we just arent getting what the lesson is telling us?  Perhaps, but thats not the only reason.  Weve deliberately put those circumstances in our chart in frequent doses to allow ourselves an opportunity to see how weve been progressing on the upward part of that growth spiral.  Adversity is an inescapable performance indicator a frequent reminder of our upcoming 360-degree review in how we handle the bumps.  We are meant to be a stronger, more insightful person each time we get walloped.  With each business obstacle, make a stronger commitment toward your goal of service to humanity; each time you grieve, become better at comforting others and showing compassion; after each funeral, return home knowing life is a precious gift.  With all setbacks, it drives the point home on the one true certainty in life and that is we must use our time wisely to make conscious change in the world. Change is designed to get outside of ourselves and become conscious of our place within a community of souls.  Without change, there is no transformation. Change is good, making us stir the self-development pot a little faster!

Selling a Note Which is Best Partial Sale or Full Sale?

If you are like most people when you consider selling a note, you generally think about selling the entire note. And, in some cases, that may be the best solution.

One of the advantages of selling the entire note is that once you have sold the note, you literally wash your hands-off. You no longer have to worry about collecting the payments, up keep of the property or making sure taxes are paid. You have your money and collecting on the note and worrying about details on this property is now someone else's problem. If the note defaults, you will not be affected by the default if payments are late you are not even aware of it.

But what about the situations where you may need a smaller amount of money immediately and enjoy having the monthly payments as extra spending money. Did you know that you have the option of selling only part of your cash flow or note and continuing to collect the monthly payments on the portion you do not sell?

Partial purchases can be structured in many ways. You can sell the next 12 payments and have the note return to you when those 12 payments have been paid. Or you can sell 24 payments, or 36...you get the picture. If you have a balloon payment you may sell up to the balloon payment and then collect it. This last scenario is less appealing to investors.

Another option is selling a portion of each payment and continuing to collect the unsold portion. For instance, you could sell 1/2 of each payment and still collect 1/2 of each payment. Normally done when the monthly payment you collect is of a substantial amount. In this way, you get a lump sum of money and still continue to collect a monthly payment as well.

Partial payments have some down falls also. On the down side, partial purchases mean you are still need to be involved with the note and if it should default, you are likely to be affected by the default. Make sure you are protected in your contract like what happens in the event of a late payment or default. You want this clearly spelled out in your agreement with the investor before you finalize the sale of the note.

Many times a partial purchase will actually allow you to collect a much larger total sum of money for the note than a full purchase will allow. You may actually end up collecting more than the face value of the note in some instances.

Whether alone or with friends, backpacking can be a fun and adventurous way to spend a weekend. It gives you a chance to escape the madness of the city, explore a natural surrounding and get some great exercise to boot.

One should never go unprepared, however. Take it from me, not having the right gear or equipment can make a backpacking trip go from an exciting weekend to a frightening two day disaster with no end in sight. There's nothing worse than being stuck on a mountain in a sudden and unexpected rainstorm, without the right water resistant protection. One of the most very important items a backpacker should bring to avoid such a watery suffering is a good backpacking tent.

Though important, backpacking tents are a tricky commodity it can be difficult to pin down exactly the kind you should get. If you are planning on going backing soon and are in the market for a tent, here are some simple tips that may give you a place to start.

First of all, the kind of environment you plan to be mountain climbing through is important to keep in mind as you choose your tent. Even if it is suspect to rain, it is a good idea to purchase a tent that is completely water resistant and closed on all sides.

Even though a 'lean to' or cover like tent with open sides is an well organized and simple form of shelter, these kinds of tents can only protect from the mildest of weather conditions. Additionally, most wilderness areas popular for backpackings are safe places for insects, such as mosquitoes, and an open tent will offer no protection against these pests.

Secondly, you should consider the length of your trip when looking for a backpacking tent. Also, what kind of land are you going to pass through? Are you going for a rough and nearly vertical thirty mile plus climb, or a pleasant and easy five mile trip through the woods? If the latter is the case, weight is not an issue and you can purchase as large a tent as you please. The larger the better; you can house all your equipment inside to avoid damage from morning dew or from night animals with a sufficiently large tent. If you are taking a more arduous journey, you'll want the lightest possible tent you can get that offers adequate protection.

Lastly, choose a good brand name. Ask for advice at the store you visit, or if you are ordering one online, choose a name that you are familiar with. Backpacking tents are important, and not an area to hold back on on financially speaking. If you are pressed for cash, bring cheaper food items. I'd rather eat freeze dried sauce while warm and dry in a nice, functional tent, than eat bone mignon while soaking wet in a heap of junk that fell apart as soon as it started really pouring.

Personally I prefer to sleep under the stars while backpacking, if the weather permits. A good insect disgusting can reduce the mosquito problem and there is something refreshing about waking up covered in dew. However, it only took one bad and very wet experience for me to learn that you should always bring a tent on a backpacking trip, whether or not you plan to use it.

How to Pick a Baby Car Seat

Ashtanga Yoga Basics

The word yoga originates from Sanskrit, which is an ancient language from India. It means union particularly of the body, spirit and mind. The yoga that we know today is what is termed as asana, which pertains to postures and poses.

Asana is just one of the eight types of yoga. It is more physical compared to the other types of yoga, which are more directed towards the development of mental and spiritual aspect of an individual. At present the word yoga is used synonymously with asana.

Basic Yoga Poses
If you want to try some basic yoga stances just to see whether you can do it or not, then the sun salutation is the way to go. It is easy to follow and very relaxing. Since this is your first time make sure that you focus on your breathing and then follow the following procedures one at a time carefully and slowly:

Breathe in again while looking up. Bend your left knee and put your left foot in front while lunging forward. By the way your right leg should be behind you and your knee should be resting on the floor.
While breathing in, position yourself in a push-up pose keeping your head and your hips off the floor.
Breathe out; bend your elbows and your chin with your chest and knees to the floor while at the same time keeping your butt and stomach off the floor.
Inhale or breathe in and then slowly slide your chest forward while arching your back and slightly bending your elbows. This position is called the Cobra.
Breathe out slowly as you fold your body forward and while at this position try to lift up your heels and try to form a V-shape using your body. Remember do not rush your body into doing this exercise. Take your time.
While inhaling, lunge forward using your right foot. Your left foot should be at the back with knee on the floor and your head facing up.
Release air slowly and then try to bring your left foot to meet the right foot. Stand up and bend forward. Try reaching your knee with your head.
Inhale, stand and keep feet together. Lean back and then stretch your arms behind you. Slowly bring your arms at your sides. That concludes your basic yoga fitness stance.

Don't Let Rent To Buy Enter You Decision

First time home buyers you may have seen Rent to Own signs popping up everywhere. You should read ?Beware? instead. ?Rent to own? has never been really a ticket to ownership. But it is mostly a marketing technique to lease houses property owners can't sell. In fact there is little benefit to the renter, even for a renter who bad credit or too much, debt to qualify for a mortgage. These deals almost never end up with a purchase and you might actually lose money. Currently there is a growing list of unsold homes and prices aren't rising as quickly at the same time. The situation has pushed some owners, and above all speculative real estate investors, to rent these houses.

Basically in a Rent to Own deal you are supposed to pay a credit part of each month's rent towards the purchase price of the home. The idea is to rent until you had accumulated enough for the down payment, which is usually 10% of the purchase price or more. But lenders now make home loans with little or no down payment. Rent to Own deals require you to pay an option deposit. It is non-refundable, but it is usually credited toward your down payment. If, when your option to buy comes up, you cannot or do not wish to purchase the home, you lose that money. Besides real estate investors use the purchase option to justify higher rents and lock you into a purchase price that is higher than what comparable houses are selling for on the market. Some renters don?t take into account that in addition to the high rent they will have to pay insurance, property taxes and maybe private mortgage insurance, which is required if you don't have 20% down. Unfortunately, some renters don't realize they cannot afford to buy until it comes time to exercise the option.

Nissan Taps New SUV Design for Young Urbanites



Imagine a black-and-gray camouflage-style pattern of rhinoceroses, skulls and dice incorporated in a sport utility vehicle. Captivating and exotic, isn't it? This concept of an SUV, which is one of Ecko's 2 concepts, will not be available in the industry though. Nonetheless, New York fashion designer and graffiti artist Marc Ecko made customized versions of Nissan SUVs with a more captivating look and price tag.



The 2 concept SUVs with Ecko's exotic design were showcased in Nashville. However, they were already displayed at several auto events across the country after it debuted in New York last October. Ecko's Pathfinder is given a custom black-and-gray paint that camouflages his signature rhino logo and skulls and dice meant to mirror toughness and the ?gambles people take in life. The skull is today?s happy face,? said Ecko.



?I think our brand embodies a youthful energy, excitement,? Ecko further added. ?We?re emblematic of what?s going on in popular culture. It was a good tidy fit (with Nissan) for sure. If these were ever to be brought to consumers, obviously we?d have to make some adaptations to make it more production-assembly friendly.?



The new rhythmic design trend of the automaker is applied to blend Nissan auto body parts of Pathfinder and Armada SUVs. It is expected to astound the auto industry in the near future. Critics in the industry are saying that Nissan is following the footsteps of auto giants like Ford and Subaru.
